Wir vermieten unsere gemütliche Wohnung/2er-WG im 12ten Bezirk in Wien - nur wenige Gehminuten vom «Schloss Schönbrunn» entfernt.
Die Wohnung hat zwei Zimmer, eines mit etwa 13m^2 und ein weiteres mit etwa 20m^2, ein Badezimmer (mit zwei Waschbecken) und eine sepperate Toilette. Das kleinere Zimmer ist zum Innenhof gerichtet und daher sehr ruhig, trotzdem hell und gemütlich. Es hat ein Stockbett, einen großzügigen Kleiderkasten, einen Schreibtisch mit Sessel und, da man sich mit dem Stockbett einiges an Platz spart in dem Zimmer, euch eine kleine Couch und einen Fernseher.
Das zweite Zimmer ist etwas größer und mit zwei Fenstern ausgestattet - morgens fällt die Sonne direkt herein. Es bietet viel Platz zum lernen und chillexen - sowohl als zweites WG-Zimmer oder auch als Wohnzimmer.
Das größere Zimmer ist mit einem Schreibtisch und Sessel, einer Schlafcouch, Kleiderkasten, Regalen und Kommoden ausgestattet. Für die vielen netten Details, wie dem flauschigen Teppich, müsst ihr vorbeikommen und euch selbst ein Bild machen :)
Außerdem gibt es eine kleine aber sehr feine Küche mit Tisch und Stühlen und einem tollen Schwingstuhl zum abhängen.
Eine schöne Besonderheit der Wohnung ist der eben erst erbaute Balkon, auf dem sich im Frühjahr und Sommer die Sonne genießen lässt.

Die Zwischenmiete ist befristet und läuft von Anfang März bis Ende Juli 2019, wobei die Wohnung möbliert vermietet wird.

We rent our cozy apartment / shared apartment in the 12th district in Vienna - just a few minutes walk from the «Schönbrunn Palace».
The apartment has two rooms, one with about 13m^2 and another with about 20m^2, a bathroom (with two sinks) and a separate toilet. The smaller room is facing the courtyard and is therefore very quiet, yet bright and comfortable. It has a bunk bed, a generous wardrobe, a desk with armchair and since you save a lot of space in the room with the bunk bed, you have a small couch and a TV.
The second room is a bit bigger and has two windows - in the morning the sun falls directly in. It offers plenty of space to study and to chillaxe - you can use the room as a second shared-flat-room or as a living room.
The larger room is furnished with a desk and armchair, a sofa-bed, wardrobe, shelves and commodes. For the many nice details, like the fluffy carpet, you have to come and make yourself a picture :).
There is also a small but very fine kitchen with a table and chairs and a great swing chair to hang out. A nice feature of the apartment is the newly built balcony, where the sun can be enjoyed in spring and summer.

The intermediate rent is limited and runs from the beginning of March until the end of July 2019, whereby the apartment is rented furnished.
Die Wohnung ist sehr gut angebunden: direkt an der U6 Niederhofstraße und nur wenige Minuten von der U4 Meidling Hauptstraße entfernt - sowie etliche Busse und Straßenbahnen bringen euch schnell zur Uni in die Arbeit oder einfach ins Zentrum.
Außerdem liegt die Wohnung in unmittelbarer Nähe zur Meidlinger Einkaufsstraße – auch der Meidlinger Markt ist nur wenige Schritte entfernt. Von der Wohnung aus kommt man schnell aus der Stadt, um einen Abstecher ins Grüne zu machen, Laufen zu gehen oder mit Zug einen Ausflug in eines der schönen Nachbarländer zu starten.
Interessant könnte auch die Citybike Station um die Ecke sein - besonders im Sommer eine super alternative zu den Öffis.

The flat is well connected to public transport: it is located right next to the U6 Niederhofstraße and only a few minutes from U4 Meidling Hauptstraße - as well as several buses and trams bring you quickly to the university to work or just to the center.
Moreover, there is a shopping street and a great market close by – the «Meidlinger Markt».
From the apartment you can quickly get out of the city to make a detour to the countryside, to run or catch a train to go on a trip to bratislava, budapest or prague.
You might also like the fact that there is a Citybike station where you can easily rent a bike - especially in the summer this is a great alternative to the «Öffis» (the public transport).
Mein Freund und ich haben eben gerade das Studium abgeschlossen und werden einige Monate im Ausland verbringen. Für diese Zeit steht unsere feine Wohnung in Wien leer und wir wollen sie gerne gut behütet wissen. Sie ist perfekt für Erasmus-studierende (2er WG oder als Pärchen), all jene die nur einige Monate in Wien verbringen - hier studieren oder arbeiten. Da wir im Sommer wieder nach Wien zurückkehren werden, steht die Wohnung nur für den Zeitraum Anfang März bis Ende Juli zur Verfügung.
Was noch wichtig für uns ist:
Es ist eine Nichtraucher-Wohnung (Rauchen bitte nur am Balkon) und da wir all unsere Habseligkeiten zurücklassen und euch die Verantwortung für die Einrichtung geben, wollen wir diese gerne in guten Händen wissen, weshalb wir euch gerne persönlich oder via Skype kennenlernen wollen.
Außerdem ist eine Abstandszahlung fällig, die wir auf Grund der Abnutzung, der Benutzung unseres Mobiliars, aber auch der Haushaltsgeräte und Ausstattung verlangen.

My boyfriend and I recently finished our studies and are going abroad for a couple of months. During this time we are looking for a reliable person (or couple) renting our cozy flat, which is perfect for Erasmus-students or all those, staying in Vienna for this period of time - studying or working.
As we are coming back during the summer months, the flat is only for rent from March until the End of Juli.
What's still important to us:
It is a non-smoking apartment (smoking only on the balcony) and since we leave all our belongings and give you the responsibility for the establishment, we want to know it in good hands. This is why we would like to meet you personally or via Skype.
In addition, a distance payment is due, which we demand due to the wear, the use of our furniture, but also the household appliances and equipment.
