All inclusive: Schöne 2-Zimmerwohnung in guter Lage

Die Wohnung ist hell und alle Zimmer sind zentral begehbar. Beide Zimmer haben ca. 22m2. Das Haus hat einen (kleinen) Lift, die Nachbarn sind nett und in der Umgebung findest zu bzw. findet ihr alles was man braucht. Etliche öffentliche Verkehrsmittel sind in unmittelbarer Umgebung. Vor allem die U4 (Friedensbrücke) und die U6 (Jägerstraße) sind oft nützlich. Auch der Wallensteinplatz, der Hanovermarkt, der Donaukanal und der Augarten befinden sind nur zwischen 3min und 5min entfernt. Mit der U4 ist man innerhalb von Gehzeit plus 3 Stationen, also ca. 15 Minuten im Stadtzentrum (Schwedenplatz). Die Wohnung ist schön eingerichtet und mit allem (Waschmaschine, Geschirrspüler, WC, Fernseher, Balkon usw.) ausgestattet. Rauchen bitte nur am Balkon oder in der Küche bei geöffnetem Fenster. Geheizt wird mit Zentralheizung (Gas). Für die Gemütlichkeit stünde aber auch ein Schwedenofen zur Verfügung.
Während ich weg bin (Auszeit von der Arbeit) würde ich die meisten meiner Sachen in den Keller stellen. Es wird jedenfalls genug Raum für dich/euch und deine/eure Sachen sein.
Zwecks Miete: ist etwas weniger als ich selbst in Form von Kreditraten und BK derzeit zahle. Strom/Gas und Internet sind 185 Euro pauschal pro Monat (Wintersaison). Besondere Regeln gibt es nicht zu beachten. Ich freue mich wenn sich jemand um meine Pflanzen ein wenig kümmert :)

The apartment is bright and all rooms are centrally accessible. Both rooms have approx. 22m2. The house has a (small) elevator, the neighbors are nice and in the area you will find everything you need. A number of public transport links are in the immediate vicinity. Especially the U4 (Friedensbrücke) and the U6 (Jägerstraße) are often useful. The Wallensteinplatz, the Hanover market, the Danube Canal and the Augarten are only between 3 and 5 minutes away. With the U4 you are within walking time plus 3 stations, i.e. approx. 15 minutes in the city center (Schwedenplatz). The apartment is nicely furnished and equipped with everything (washing machine, dishwasher, toilet, television, balcony, etc.). Please only smoke on the balcony or in the kitchen with the window open. It is heated with central heating (gas). A Swedish stove is also available for coziness.
While I'm away (time off from work) I would put most of my stuff in the basement. There will definitely be enough space for you and your belongings.
For the purpose of rent: is a little less than I am currently paying in the form of loan installments and BK. Electricity/gas and internet cost a flat rate of 185 euros per month (winter season). There are no special rules to be observed. I'm happy when someone takes care of my plants a little :)
