Die helle Neubauwohnung liegt in der mittleren Stiege, also muss man sich um Lärmbelästigung aufgrund des Straßenverkehrs keine Sorgen machen.
Die Wohnung verfügt über ein helles gemütliches Wohnzimmer mit gut ausgestatteter Küche, Esstisch und Couch. Geschirr, Topfe und Kochutensilien sind alles da. Die Couch ist ausziehbar und lässt sich als Doppelbett verwenden.
Das Schlafzimmer ist mit Kleiderschrank und einem Komfort-Einzelbett (120 x 200cm) ausgestattet, wo auch zwei Personen problemlos Platz finden. Im länglichen Zimmer, welches als Arbeitszimmer fungiert und einen direkten Zugang zum sonnigen Balkon besitzt, befindet sich ein Schreibtisch und Bücherregal.
Bad und Toilette sind separat begehbar, was mega praktisch ist. Im Bad befindet sich eine Badewanne für entspannende Schaumbäder und eine eigene Waschmaschine.

The flat has a bright and cosy living room with a well-equipped kitchen, dining table and couch. Crockery, pots and cooking utensils are all there. The couch is extendable and can be used as a double bed.
The bedroom is equipped with a wardrobe and a comfortable single bed (120 x 200cm), which can easily accommodate two people as well. In the oblong room, which functions as a study and has direct access to the sunny balcony, there is a desk and bookshelf.
The bathroom and toilet are separate, which is very practical. The bathroom has a bathtub for relaxing bubble baths and its own washing machine.

Die Wohnung ist öffentlich sehr gut angebunden. Vor der Haustür halten die Straßenbahnlinie 26, die in 10min direkt nach Floridsdorf fährt, und die Buslinien 22A und 24A. Der 22A fährt direkt zum Donauzentrum. Die U1 Station Kagraner Platz ist zu Fuß in ca. 8 min erreichbar oder in einer Station mit der Bim/dem Bus.
Mit der U1 ist man in einer Station beim Donauzentrum. Auch die alte Donau, super praktisch im Sommer zum Relaxen und Schwimmen und für sonstige sportliche Aktivitäten, der Praterstern und die Innenstadt sind auch sehr schnell und ohne Umsteigen zu erreichen.
Beim Kagraner Platz gibt es ein kleines Einkaufszentrum mit Billa, Spar, Bipa, DM, Felber, Apotheke usw. Auch zwei Fitnesscenter, McFit und FitInn, sind vorhanden. Gleich gegenüber vom Wohngebäude befindet sich ein großer Lidl und um die Ecke eine Apotheke. So kann man beim Nachhausegehen nebenbei seinen Einkauf erledigen^^ Der große Ikea Nord und ein Bauhaus sind mit dem 24A in nur 2 Stationen zu erreichen. Und wie gesagt das Donauzentrum ist auch nicht weit weg. Also Einkaufsmöglichkeiten gibt es genug!

The apartment is very well connected to the public. Tram line 26, which goes directly to Floridsdorf in 10 minutes, and bus lines 22A and 24A stop in front of the door. The 22A drives directly to the huge shopping center Donauzentrum. The U1 station Kagraner Platz can be reached on foot in about 8 minutes or in one station with the tram / bus.
With the U1 you are in a station at the Donauzentrum. Also the old Danube, super practical in summer for relaxing and swimming and for other sporting activities, the Praterstern and the city center can also be reached very quickly and without changing trains.
At Kagraner Platz there is a small shopping center with Billa, Spar, Bipa, DM, Felber, Pharmacy etc. There are also two fitness centers, McFit and FitInn. There is a large Lidl right opposite the building and a pharmacy around the corner. So you can do your shopping on the way home^^ The large Ikea Nord and a Bauhaus can be reached with the 24A in only 2 stations. And as I said, the Danube Center is not far away either.
