Hello there,
Due to private reasons, my flatmate is moving out soon and I will sublet her room to a new flatmate, from 1st December 2026. As Im (Vietnamese female, +30yrs old) looking for someone who will share the flat with me, a female candidate (who can stay here quite long term, at least 2 years) would be preferred. Anmeldung is definitely possible.

The available room is a very bright and pretty room, around 22m2 (excluding the balkon). You will have a private balkon, which has a set of table and 2 chairs to have friends over and enjoy the sun. All of current furnitures inside the room belongs my current flatmate. She will take a few furnitures with her (circled in red in pictures above), the rest (including the bed, curtains, etc) will stay for a lump sum of 170€, if you'd to take, this can be discussed. The whole flat is 90-100 m2 (including 2 balkons), we have 2 bedrooms (one for me and one for you) and 1 shared living room. Besides your own room, you are free to use the common area, which is around 45-50m2, including living room, kitchen, and toilet. Basement is available too.
Another important point is I have 2 cats ☺️ (1 male and 1 female). The male one is energetic but he is super friendly and will not disturb others. The female is very shy so she mostly stays in my room. In case you dont like pets or have allergy to cats, kindly consider this and better not to apply 🥹

The public transportation connection is pretty good, quite close to Gesundbrunnen and Pankow where you can easily connect to other areas in Berlin. There is S-Bahn Wollankstraße (S1, S25, S8/S85) station within 2min walk, but it's currently under construction hence only the direction (South) to city center works properly. For the way back, you can go to the next station Schönholz and back to Wollankstraße hence a bit inconvenient but not a big problem afterall. Buses (M27, 255,250) are right in front of the apartment, you van reach U8 (Pankstraße) with 9min bus. If you mostly need buses and Ubahn to commute, then you will be totally fine. Netto is literally next door (1min) and Rewe is 4min walk away.

As there are only 2 ppl in the apartment, we can always have our own privacy or do something together sometimes (movies night, taking care of some plants, singing, etc). You're definitely welcome to invite friends over, but party with loud music is unfortunately not possible. Overstay can be considered if you inform me in advance.

As there will 2 people in the house, you would have lots of space, including private and shared space. We can sometimes do some movies night together, have a cup of tea and talk abt life. Im an introvert myself, hence, I really appreciate personal privacy and therefore loud partys are unfortunately in not possible here. You are very welcome to invite your friends over, no problem. In case overnight stay, also fine, just let me know beforehand.
