This is a 2 person WG. I am travelling for a couple of months due to work and I would like to sublet my room. You will live with my flatmate, Emanuele.

The following are the dates:

Move in: August 23rd (give or take)

Move out: October 15th (give or take)

This is a two-room apartment. I am renting out the large room (21m2 + balcony). Not seen in the pictures is the other, smaller bedroom, on the other end of the apartment.

The flat was renovated a couple of years ago and most of the furniture is new. Being an Altbau, the apartment has very high ceilings, double windows, and hardwood floors :-)

It has everything that you need, including: washing machine and a large fridge, 100Mb internet, dishwasher, a large OLED tv, etc. There is a Philips Hue smart light setup for the whole flat.

Your room features: a large bed, recámiere, dresser, a small desk, book shelf and a backlit 55'' OLED with a Hue 8k sync box.

You have access to a small balcony from there, where two people can sit (table and chairs included).

Bathroom and kitchen are shared with my flatmate.

NOTE: The room is furnished, including a complete bed as shown in the picture.

Erlanger Strasse is next to the Neukölln Arcaden on a one-way street, which means it is relatively quiet. You have Lidl, Kaufland, Edeka, and a couple of banks and gyms just around the corner, as well as a movie theater, DM, etc.. in the Arcaden.

There are lots of restaurants, bars, and parks within walking distance from here! Hasenheide is about 700 Mts. away, Tempelhof and Maybachufer both a bit further, 1.5 km away.

You will have access to the U7 just around the corner and to the U8 (Boddin Strasse), 500 Mts. away. There are also several bus lines in the vicinity (M43, 194, M29, M41...).

IMPORTANT: The neighbors in this building are quiet and respectful, that is also the kind of flatmate that I am looking for => no loud music after 10pm., no loud parties, smoking only on the balcony.

These points are VERY important. The room is best suited for someone who is looking for a place to rest and likes a clean environment in their room and in the common areas.

About us:

1) I am a researcher, currently on fieldwork, but will be available online during your stay here. You will share the flat with Emanuele

2) Emanuele is an Italian cook (26). He's great! Very chill and easy to communicate with. You will mostly see him cooking or gaming in his room.

3) Responsibilities: looking for someone who is mindful of noise, visitors, and will clean up after themselves.

Cleaning is NOT optional.

4) this is really not the WG for you if you want to have friends or your bf/gf all the time here :-)

5) NO long visits are allowed. You can't have friends bunk here for longer than a weekend.

6) We do speak some German. I like at least some of the communication to be in English, though... or Spanish/Italian.

7) smoking is REALLY only allowed on the balcony

8) balcony and plants are not ornaments. They are hassle-free, but you are expected to keep an eye on them and keep the balcony clean.

IMPORTANT:

- NO more than ONE person is allowed. No long visitors, e.g., your significant other can not live here.

- the rent is 750 € per month (all-inclusive), + 750€ deposit

- I would require from you:

1) a copy of your passport
2) a one-month payment + deposit,
3) some kind of proof of income/savings (unless you only stay one month)
4) liability insurance (`Haftpflichtversicherung')
5) and a `Mietschuldenfreiheitsbescheinigung' from your current landlord, if available
