Nur wenige Gehminuten zum S+U Gesundbrunnen (auch Fernbahnhof) mit schneller Anbindung zum Hauptbahnhof und BER, außerdem nah an S-Bornholmer Straße und noch näher an der M13. Ein Block weiter warten zahlreiche Cafés, Restaurants und Läden für den täglichen Bedarf. Die Straße selbst ist dank Kiezblock-Verkehrsberuhigung angenehm ruhig, trotz der lebendigen, durchmischten Nachbarschaft drumherum. Und: das beste Eis der Stadt gibt's nur ein paar Schritte entfernt.

The apartment is on Grüntaler Straße in Berlin-Wedding, directly across from a green park strip. Just a few minutes' walk to S+U Gesundbrunnen (also a long-distance rail hub), with fast connections to Hauptbahnhof and BER airport, and close to S-Bornholmer Straße and even closer to the M13 tram. A block away you'll find plenty of cafés, restaurants, and shops for everyday needs. The street itself is pleasantly quiet thanks to Kiezblock traffic-calming measures, despite the lively, mixed neighborhood around it. And: the best ice cream in the city is just a few steps away.

Die Warmmiete von 815€ beinhaltet Heizung und Wasser, Strom (Öko) und Internet, keine zusätzlichen Nebenkosten. Die Wohnung wird über eine Gas-Zentralheizung beheizt. Der Heizkessel des Hauses wurde erst letztes Jahr komplett erneuert, entsprechend zuverlässig und gleichmäßig ist die Wärmeversorgung im Winter.

Verfügbar vom 12.09.2026 bis 01.08.2027, beim Enddatum sind wir etwas flexibel. Nichtraucher:innen, keine Haustiere. Besichtigungstermine sind ab dem 7. September möglich.

The all-inclusive rent (Warmmiete) of €815 covers heating and water, electricity (green/eco), and internet, no additional costs. The apartment has gas central heating, and the building's boiler was completely replaced just last year, so heating is reliable and consistent through winter.

Available from 12.09.2026 to 01.08.2027, we're somewhat flexible on the end date. No smoking, no pets. Viewings possible from September 7th onward.
