The optimal person for taking over this flat is somebody who has just arrived in Berlin, is looking for a flat, has no furniture and wants to live in a cool neighborhood with optimal transport connections and a huge offer of shops and supermarkets.

The flat belongs to a typical old Berlin building, which has been renovated. The flat is situated in the second buildings’ courtyard, 4. floor, which makes it really very quite.

The flat has a Hochbett (high bunk bed) in the big room. Also it’s provided with a TV, Sofa, table, desk and chairs.

In the kitchen there is a fridge, washing machine, microwave and an automatic dishwasher.

The rent exclusive of heating and others is EUR 284,00. Additional costs: EUR 97,00. Thus, in total EUR 381,00. Deposit: 850,00 EUR.

The additional costs are good estimated. In fact for the year 2007 I even received back about EUR 200,00. Of course this depends on how much you are using the heating and water. For the electricity you should estimate about 25 Euro/month.

The location of the flat is really perfect for the public transport.

In about 2 minutes you can reach by food the S+U (railway and Underground) Station Frankfurter Allee (access to the circle line and also connection to Alexanderplatz).

Just 5 minutes walking you find the tram Nr. 13, which reaches the Wahrshauerstr. Station in about 10 min. There you can take the Underground U-1 direction Kreuzberg and the Railways S5, S7, S9 (to Alexanderplatz, Treptowerpark, Schönefeld Airport, etc. in fact you are connected everywhere).

If you want to go to Prenzlauerberg, you can walk till the beginning of the street, where you find Bersarinplatz. Here you can take the tram Nr. 10, which goes to the popular park F’hain and Eberswalderstr. just in a few minutes.

The public transport possibilities which the optimal locations of this flat offer to you are really great and it’s maybe the biggest advantage of living here.


Buying:

In less than 5 minutes walking you find a Plus Supermarket, and just afterwards you have also a Lidl, both on the same street of the flat.

The commercial center Ring is about 5 minutes far from the flat, walking. There you can find everything. The supermarkets there are an Aldi and one Kaisers.

Also if you want/need to buy late on the evening you find shops around the U-Station. Of course you find also a lot of bars, cafes, Asian and Italian food restaurants and kebab snack.

The popular Simon Dach Str. und Boxhagenerplatz wiht their cafes, restaurants, party, flea market, etc. are next to the flat, reachable with just about 15 min. walking.

Der optimale Nachmieter wäre jemand der kurz nach Berlin angekommen ist und keine Möbeln hat.

Es handelt sich um einen sanierten Altbau mit sehr hohen Decken. Die Wohnung befindet sich im 2. HH, 4. Stock. Es ist also eine sehr ruhige Wohnung.

Die Wöhnung ist möbliert mit einem Hochbett im grossen Zimmer. Auch steth zu verfügung ein Fernseher, Sofa, Tisch, Schreibtisch und Stühle.

In der Küche steht ein Kühlschrank, eine Waschmaschine, eine Mikrowelle und eine Spülmaschine.

Die Miete beträgt EUR 284,00 kalt. Nebenkosten: EUR 97,00. Also insgesamt EUR 381,00. Kaution: 850,00 EUR.

Die Nebenkosten sind gut berechnet. Eigentlich für 2007 habe ich sogar ca. EUR 200,00 zurück bekommen. Hinzu kommn noch Strom (ca. 25 Euro).

Die Lage is echt Perfekt was die Verkehersmöglichkeiten betrifft:

Die S+U Bahn Stantion Frankfurter Allee ist in 2 Minuten zu Fuß zu erreichen.

In 5 Minuten zu Fuss findet man die Strassenbahn Nr. 13, die in ca. 10 Min. die Warschauerstr. erreicht, wo man die U-1 nehmen kann (nach Kreuzberg) und die S5, S7, S9 (nach Alexanderplatz, Treptowerpark, Flughafen Schönefeld, etc. eigentlich alles).

Wenn man nach Prenzlauerberg fahren will, dann kann man auch nach Bersarinplatz laufen, am Anfang der Srtasse, und da nimmt man die Strassenbahn Nr. 10, die nach dem Volkspark F’hain und Eberswalderstr fährt.

Die Verkehersmöglichkeiten sind also optimal und man ist mit jeder Ecke von Berlin verbindet. Das ist wirklich der grosse Vorteil der Wohnung.


Einkaufsmöglichkeiten:

In weniger als 5 Minuten zu Fuss erreicht man ein Plus, und bald danach kommt noch ein Lidl. Beide befinden sich auch in der Riegaerstr.

Der Ring Center ist also in weniger als 5 Minuten zu erreichen. Da findet man ein Kaisers, Aldi, Bäcker, Nordsee, Fast Food ketten, etc.

Sehr netter Spätverkauf direkt auf der Straßenseite gegenüber. Viele Kneipen, Cafes, Asiätische und italiänische Restaurants und Dönerläden in der Umgebung.

Die belibte Simon Dach Str. und Boxhagenerplatz mit ihren Cafés, Restaurants, Flöhmarkt, etc. erreicht man in ca. 15 Min. zu fuss.
