NACHMIETER GESUCHT! Affordable 1-bed, canal-side apartment with balcony in Neukölln

As I'm moving abroad, I'm searching for a new tenant for my 45qm 1-room apartment with balcony in Neukölln. It's on the beautiful Kiehlufer, right next to the border between Kreuzberg, Neukölln, and Alt-Treptow. Ideally, the tenant should be able to move in at the beginning of June (with possibly some wiggle room).


The apartment:

5-minute walk from Weserstrasse, 5 minutes from Maybachufer, 8 minutes from Görlitzer Park and 10 minutes from the Rathaus Neukölln U-Bahn. Tempelhofer Feld and Treptower Park are about 10 minutes by bike. Speaking of which, you can lock your bike safe and dry on the railing right outside the apartment door!

Honestly, the location is unbeatable, which you'll notice at the viewing. There are 3 supermarkets in the immediate vicinity - Netto, Edeka and nahkauf. The apartment is in a new building. That may bother some people, but I personally find it quite charming and cozy. Importantly, it means that the whole apartment heats up very quickly in winter.


Financials and information:

ATTENTION/ACHTUNG - I don't want to move any furniture abroad. That means the apartment must be taken fully furnished, making it ideal for somebody who has just moved to Berlin. For this I'm charging a fee of 2000 EUR - or best offer!

I paid a deposit (Kaution) of 683 EUR. I can't imagine the new deposit will be too much higher.

The landlord agency has told me the new total rent (Gesamtmiete) for the apartment will be about 600 EUR. They will need the following information:

Proof of income for the last three months
Mietschuldenfreiheitsbescheinigung (document that says you have no debt to your landlord)
Schufa (jetzt beantragen) (jetzt beantragen) report
Copy of both sides of your ID
