The flat is around 33 m² with a large Window towards east. In the morning there is direct sunlight while in the noon/evening the light is enough so that you don´t need to turn on the artificial lights.
In terms of furniture, everything except the TV and the PC is usable (The TV can be booked seperatly in exchange of a small fee).
The bathroom does not have a window so opening the main window is required after showering.
Since you will be staying over the winter, it is to say that heating the flat is not an issue and the heater works sufficiently.
WiFi will also be offered, however my contract with vodafone is running out so I can not precisely say of what quality it will be probably around 100 Kb/s. Enough to stream movies in HD and download data in a reasonable speed.
The kitchen is fully equipped with a stove, sink, coffee machine, plates, cups i.e. Everything you need in everyday life.
In front of the Window there are two chairs and a table where you can sit relax and have a smoke if you care to.
Smoking in the flat is not allowed due to the internal smoke detectors.
The neighbor is a very friendly french person who might ask you for assistance with his PC or cellphone from time to time but not regularly. He is blind so sometimes you might hear his music playing but this is not a major inconvenience.
Public transportation is in 5-10 min. walking distance to the flat. The "linie 18" will get you downtown in 15 minutes and to cologne central station in 20 min. In the other direction to the Suburbs "Hürth" in 15 min.
Busses such as "Linie 131" and "Linie 130" are also not far away.
Supermarkets such as "Aldi" and "REWE" are within 5 min. walking distance. Drug stores and physicians too.
bakerys are either included in those supermarkets or in 10 min. walking distance.
A local shawarma and Döner is nearby too.
The "party quaters" such as "Brüsseler Viertel" and the latin quater are easily reachable with public transport or even by foot. (20 min). Ehrenfeld is a bit further and using public transport is recommended.
A playground with table tennis is just at the end of the road.

Cleaning utensils such an a vacuum and a broom are available.
A washing machine is provided by the landlord in the basement and special coins are needed to operate it. One washing costs around 2€. Same for the dryer. Laundry is to be done in the basement to prevent mold in the flat.
The coins can be purchased at the landlords office, if you want I can buy some in advance before your arrival.
Please note that the rent is non negotiable and a fair and reasonable prize for a flat this size, however the extra cost might vary a bit since contracts are running out this summer. However they will be in a range of 100-150 € total most likely.

Please be advised that my landlord will receive your contact information as well as a copy of your passport and might contact you if repairs in the house are due and access to the flat is required.
A contract will be made between you and me that if the flat is not in the same condition as before (damages to furniture, the floor, the installations in the bathroom, the utilities i.e.) the deposit will be retained. If the damages exceed the deposit, legal charges will be pressed.
