3-Zimmer-Wohnung in Lichtenberg zur Untermiete

I am renting out my bright, fully furnished apartment starting the 1st of June. I will still be living here until August, then I'm leaving to study in Brazil. The period of study is approximately 4 years, though I will be limiting the subletting contract to a year, and we can see how the situation develops, if I have to come back and if you will want to stay here.
For the 2 months I will still be here, the second bedroom will be unavailable, so preferably I am looking for a couple to share the first bedroom, after that the place will be all yours. The rent in the first 2 months will be 600€ for one person, 800€ for two.
I can definitely offer Anmeldung for 1 person, and maybe for a second person as well, though I can't guarantee it.
Person must be LGBTQ+ friendly.

This is a 3-room apartment with a separate kitchen and bathroom. In the living area, there is a sofa, an extendable dining table, a large bookcase and a desk. The first bedroom is currently empty in the photos, but will feature a double bed, nightstand, dresser and clothes rack on move-in day (if you have your own furniture you'd like to bring, we can also do that instead). The second bedroom (which I will be living in for now) features a double bed, nightstand, desk and large wardrobe.
The kitchen is equipped with everything you need for daily use: oven, stove, refrigerator, microwave, toaster and a dishwasher. A complete set of dishes is also available.
The bathroom has a bathtub with a shower, a large washing machine, and also has everything you need for daily use.
You will merely need to bring your own set of towels and bedding.
There is also a big garden open for community use.

The rent includes electricity, hot water, utilities, fast internet, and furniture. The deposit is €2000 and must be paid in full on move-in day. I would also need proof of income in whichever form.

Ich vermiete meine helle, voll möblierte Wohnung ab dem 1. Juni. Ich werde hier noch bis Ende Juli/Anfang August wohnen und dann zum Studieren nach Brasilien gehen. Die Studiendauer beträgt ungefähr 4 Jahre, jedoch werde ich erstmal den Untermietvertrag auf ein Jahr begrenzen, und wir können sehen, wie sich die Situation entwickelt, ob ich zurückkommen muss und ob Ihr hier bleiben möchtet.
Für die 2 Monate, in denen ich noch hier sein werde, wird das zweite Schlafzimmer nicht verfügbar sein, daher suche ich bevorzugterweise nach einem Paar, das sich das erste Schlafzimmer teilt. Danach gehört euch die Wohnung gänzlich. Auch müssen die Personen LGBTQ+ freundlich sein.
Ich werde auf jeden Fall Anmeldung für eine Person anbieten können, und vielleicht noch für eine zweite Person, obwohl ich das nicht garantieren kann.

Es handelt sich um eine 3-Zimmer-Wohnung mit separater Küche und Bad. Im Wohnbereich befinden sich ein Sofa, ein ausziehbarer Esstisch, ein großes Bücherregal und ein Schreibtisch. Das erste Schlafzimmer ist auf den Fotos derzeit leer, wird aber am Einzugstag über ein Doppelbett, einen Nachttisch, eine Kommode und einen Kleiderständer verfügen (wenn Ihr Eure eigenen Möbel mitbringen möchtet, können wir das auch gerne machen). Das zweite Schlafzimmer (in dem ich vorerst sein werde) verfügt über ein Doppelbett, einen Nachttisch, einen Schreibtisch und einen großen Kleiderschrank.
Die Küche ist mit allem ausgestattet, was Ihr für den täglichen Gebrauch benötigt: Backofen, Herd, Kühlschrank, Mikrowelle, Toaster und Geschirrspüler. Ein komplettes Set an Geschirr ist ebenfalls vorhanden.
Das Badezimmer verfügt über eine Badewanne mit Dusche, eine große Waschmaschine und bietet ebenfalls alles, was Ihr für den täglichen Gebrauch benötigt.
Ihr müsst lediglich euer eigenes Handtuch- und Bettwäscheset mitbringen.
Es gibt einen großen Garten zur Mitbenutzung aller Mieter.

Die Miete umfasst Strom, Warmwasser, schnelles Internet und Möbel. Die Kaution beträgt 2000 € und soll am Einzugstag in voller Höhe gezahlt werden. Außerdem benötige ich einen Einkommensnachweis, in welcher Form auch immer.
