Liebe:r potentielle:r Zwischenmieter:in,
ich werde demnächst auf Reisen sein und würde daher meine Wohnung für zwei Monate (potentiell auch länger) untervermieten. Es ist mit der Hausverwaltung abgesprochen, sodass ich einen Untermietvertrag mit Dir auch dort einsenden muss.
Wohnung:
Die Wohnung hat eine schöne Größe für 1-2 Personen, ist aber aufgrund des Durchgangszimmers bei zwei Menschen eher für Paare geeignet. Es gibt eine voll ausgestattete Küche, ein Bad mit Badewanne, ein Wohnzimmer und ein Schlafzimmer. Das Wohnzimmer ist ein Durchgangszimmer. Die Wohnung geht in den Hinterhof, die Nachbarn gegenüber sind jedoch oft nicht zuhause :D.
Miete:
Die Miete setzt sich aus den folgenden Teilen zusammen:
Miete 480€
Strom & Gas: 30€ + 60€ = 90€
Internet (Glasfaser 50 MBit/s): 50€

Ich würde außerdem gerne eine Monatsmiete an Kaution bei mir hinterlegen.
Wonach ich suche:
Ich suche vor allem nach einer ordentlichen und ruhigen Person, die auch bereit wäre, meine Pflanzen mit zu versorgen! Ich kann leider von der Hausverwaltung aus keine Hunde oder Katzen einziehen lassen.
Um Dich kennen zu lernen, werde ich kommende Woche Mittwoch oder Donnerstag (17.01 bzw. 18.01) einen Termin machen, wo ich Dich einzeln einladen würde. Dann kannst Du Dir ein Bild der Wohnung machen und wir lernen uns zumindest ein wenig kennen.

Dear potential interim tenant,
I will be traveling for some time and would therefore like to sublet my apartment for two months (potentially longer). It has been agreed with the property management, so I will have to send in a subletting contract with you there as well.
Apartment:
The apartment is a nice size for 1-2 people, but is more suitable for couples due to the walk-through room. There is a fully equipped kitchen, a bathroom with bathtub, a living room and a bedroom. The living room is a walk-through room. The apartment faces the inner yard, but the neighbors across are often not at home :D.
Rent:
The rent is made up of various components:

Electricity & gas: 30€ + 60€
Internet (fibre optics 50 MBit/s): 50€

What I am looking for:
I am mainly looking for a neat and quiet person who would also be willing to help take care of my plants! Unfortunately, I can't let dogs or cats move in because of the property management.
To get to know you, I will make an appointment next week Wednesday or Thursday (17.01 or 18.01), where I would invite you individually. Then you can get an idea of the apartment and we can at least get to know each other a little.

Verkehrsanbindung:
Die Dortmunder Straße liegt im schönen Moabit und ihr seid von der Haustür nur eine Minute Fußweg von der Spree entfernt. Ihr seid gut an die Öffis angebunden: Zur Turmstraße und zum Hansaplatz (beides U9) lauft ihr jeweils gut 10 Minuten. In knapp 20 Minuten kommt ihr aber auch zum S-Bahnhof Bellevue. Die nächste Anbindung ist der Bus 106, der vom Wedding (Seestr.) über Nollendorfplatz zum Südkreuz fährt. Außerdem fahren an der Turmstraße natürlich noch diverse andere Busse, wie der M27 und der 245.
Einkaufsmöglichkeiten:
Supermärkte gibt es einige: Direkt um die Ecke ist ein großer Edeka, am Hansaplatz gibt es einen Rewe und an der Turmstraße findet ihr Netto, dm, BioCompany sowie diverse türkische Supermärkte. An einigen Tagen die Woche ist an der Turmstraße ein (Bio-)Wochenmarkt, direkt vor der Kirche dort.
Der Kiez:
Der direkte Kiez ist sehr ruhig, hat aber durchaus ein paar Restaurants und Cafés zu bieten. Direkt in der Dortmunder Straße sind zwei Restaurants, sowie das Cafe "Buchkantine", was gleichzeitig ein Buchladen ist. Ansonten gibt es Apotheken, andere Cafés und Restaurants vor allem in Richtung Turmstr.

Public Transport:
Dortmunder Straße is located in beautiful Moabit and you are only a minute's walk from the front door to the Spree. You are well connected to public transportation: You can walk to Turmstraße and Hansaplatz (both U9) in just over 10 minutes. You can also get to Bellevue S-Bahn station in just under 20 minutes. The nearest connection is the 106 bus, which runs from Wedding (Seestr.) via Nollendorfplatz to Südkreuz. Of course, there are also various other buses from Turmstraße, such as the M27 and the 245.
Shopping:
There are several supermarkets: There is a large Edeka just around the corner, there is a Rewe on Hansaplatz and on Turmstraße you will find Netto, dm, BioCompany and various Turkish supermarkets. There is a weekly (organic) market on Turmstraße a few days a week, right in front of the church.
The neighborhood:
The immediate neighborhood is very quiet, but does have a few restaurants and cafés to offer. There are two restaurants directly on Dortmunder Straße, as well as the café "Buchkantine", which is also a bookshop. Otherwise there are pharmacies, other cafés and restaurants, especially in the direction of Turmstr.
