Huge flat with music studio room and open-plan kitchen

We’re subletting our 160qm apartment in Neukölln, 3 mins walk from S-Bahnhof Sonnenallee, from 5.10.17* for between 5-12 months (to be agreed). The rent and bills would be the same as we pay – currently €1512 all-inclusive but subject to fluctuations in bills etc. Heating, electricity, internet etc is all set up already.

Here are the details:

- Braunschweiger Str, Neukölln, 3 mins walk from S-Bhf Sonnenallee
- It’s v big – 160qm!
- Fantastic big living room with built-in kitchen (approx 50qm)
- 2 bedrooms of approx 14 qm each
- One walkthrough room of around 20qm
- One windowless room with acoustic treatment which I’ve been using as a studio (approx 14qm)
- Two bathrooms, one with a bathtub
- Two entrances
- Elevator going straight into the living room
- 2nd courtyard, 2nd floor
- Corridor with lots of storage in the corner
- Laminate floorboards throughout except tiles in bathroom and kitchen area

Although there are 5 rooms (if you include the living room), only 2 are suitable for use as bedrooms because one room is windowless (the music studio) and one is a walkthrough room. However it would be extremely well-suited to music producers who wanted to have a studio at home and/or anyone who could use the walkthrough room as an office/study/workshop. Seeing as studio space is hard to come by in Berlin I would love to pass this flat on to someone who could make use of it – I’ve had zero neighbour issues making music in this room and it’s already set up with pretty decent acoustic treatment which I would leave in there.

Please note: THE APARTMENT WILL BE RENTED PART-FURNISHED, NOT WITH ALL THE FURNITURE SHOWN IN THE PHOTOS. We are about to move out and will take much of our furniture and all of our personal items with us. Here’s (roughly) what will remain:

- Bedrooms: mattress, table or desk, basic storage in each
- Kitchen: Built-in storage plus fridge, stove/oven, dishwasher, sink, shelves. The washing machine we can either take with us or sell to you.
- Living room: one or two sofas, table, bar stools, one side-cabinet, hifi system, possibly some shelves. No chairs.
- Studio: acoustic treatment only
- Middle room: shelving only
- Corridor/misc: some shelving
- Bathrooms: probably one shelf. All installed stuff like towel racks etc.

Basically enough furniture to live with temporarily but quite sparse. We could also get rid of this furniture entirely if you’d prefer the flat unfurnished.
