Martinsviertel - Wunderschönes 2-Zimmer Wohnung zur Zwischenmiete

Hallo

Ich möchte meine Zweizimmerwohnung im Martinsviertel von der zweiten Märzhälfte (15.03.) bis Ende Juni (15.06. oder 30.06.) untervermieten. Die Wohnung ist ca. 60 qm groß und befindet sich als Dachgeschosswohnung im vierten Stock eines Altbaus.

Ich bin der Hauptmieter der Wohnung, werde aber in dieser Zeit nicht vor Ort sein, so dass Sie die Wohnung komplett möbliert mit Küche, Waschmaschine, Geschirrspüler, Trockner, Couch, TV etc. für sich alleine haben werden. Die Wohnung hat einen offenen Grundriss und eine skandinavisch inspirierte Einrichtung mit sichtbaren Holzbalken und Holzmöbeln.

Die monatlichen Kosten (einschließlich Nebenkosten) betragen 895 €. Diese setzen sich zusammen aus 730€ Kaltmiete, 50€ Nebenkosten, 80€ für Strom und Gas, 16,74€ für Internet.Die GEZ-Kosten betragen derzeit 18,26€ pro Monat. Aufgrund der zu überlassenden Möbel wird eine Kaution in Höhe von 2 Monatsmieten erhoben (1460€), die umgehend zurückerstattet wird, sofern keine Schäden vorhanden sind.

Sie haben Zugang zum Keller und es gibt zusätzlichen Stauraum auf dem Dachboden. Leider sind Haustiere in der Wohnung nicht erlaubt und die Wohnung ist nicht für Wohngemeinschaften geeignet, da das Wohnzimmer keine Tür hat.

I would like to sublet my two-bedroom apartment in Martinsviertel from the second half of March (15.03) to end of June (15.06 or 30.06). The apartment is approximately 60 sqm and is an attic apartment on the fourth floor of an “Altbau”.

I am the main tenant of the apartment but will not be there at this time so you will have the apartment to yourself fully furnished including kitchen, washing machine, dish washer, dryer, couch, TV etc. It has an open floor-plan with a scandinavian-inspired decor with exposed wooden beams and wood furnitute.

The monthly cost (including utilities) is 895€. This is broken down as 730€ for cold rent, 50€ additional costs, 80€ for electricity and gas, 16.74€ for internet.The GEZ costs are currently €18.26 per month. Given the furniture that will be left behind, a deposit of 2 months rent will be charged (1460€) and will be returned prompty provided there is no damage.

You will have access to the basement and there is additioanl storage in the attic. Unfortunately, pets are not allowed in the apartment and the apartment is not suitable for shared flats because the living room has no door.
