Bei der Wohnug handelt es sich um eine ca. 22 m2 große Einraumwohung (Einzelapartment) im Studentenwohnheim in der Talstraße 12a. Die Miete von 430€ beinhaltet dabei alle Fixkosten (Strom, Wärme, Internet) und es gibt somit keine Unterscheidung in Kalt- und Warmmiete. Die Vermietung würde zum 01.12.2023 beginnen und MINDESTENS bis zum 31.03.2024 gehen. Der Mietvertrag kann aber gerne auch über einen längeren Zeitraum mit dem Studentenwerk abgeschlossen werden. Der/Die Nachmieter:in muss ein Neueinzug sein. Es darf sich um KEINEN Umzug innerhalb unserer Wohnheime handeln. Das heißt, dass er/sie aktuell keinen Vertrag mit Studentenwerk Leipzig haben darf. Außerdem muss der/die Nachmieter:in Student:in in Leipzig sein (folgende Hochschulen kommen in Frage: Universität Leipzig, HtWK, Hochschule für Musik und Theater, IBA, Handelshochschule, Hochschule für Grafik und Buchkunst).

Ansonsten handelt es sich um ein vollmöbeliertes Einzelapartment (siehe Beispielbilder des Studentenwerks, es handelt sich vom Schnitt nicht um die exakt selbe Wohnung wie auf den Bildern) nahe der Uniklinik und dem Stadtzentrum inklusive des Hauptcampus der Universität. Die Wohnung hat als eine der wenigen Wohnungen des Studentenwerks einen Balkon. Ansonsten bietet die Wohnung eine Einbauküche, Fußbodenheizung sowie Internet- und Kabel/Satellit TVanschluss. Im Haus befindet sich ein Waschmaschinenraum, ein Fitnessraum, eine Backküche und ein Fahrradkeller, welche für alle Bewohner zugänglich sind. The apartment is a one-room flat of about 22 m2 (single apartment) in the student dormitory at Talstraße 12a. The rent of 430€ includes all fixed costs (electricity, heat, internet) and there is therefore no distinction between cold and warm rent. The lease would start on 01.12.2023 and go AT LEAST until 31.03.2024. However, the lease can also be concluded for a longer period with the Studentenwerk. The next tenant must be a new move-in. It must NOT be a move within the dorms of the Studentenwerk. This means that he/she must not currently have a contract with Studentenwerk Leipzig. Furthermore, the new tenant must be a student in Leipzig (the following universities are eligible: University of Leipzig, HtWK, University of Music and Theatre, IBA, Handelshochschule, Hochschule für Grafik und Buchkunst).

Otherwise, it is a fully furnished single apartment (see sample pictures of the Studentenwerk, the cut is not the exact apartment as in the pictures) near the University Hospital and the city center including the main campus of the University. The apartment has a balcony as one of the few apartments of the Studentenwerk. Otherwise, the apartment offers a fitted kitchen, underfloor heating and internet and cable/satellite TV connection. In the house there is a laundry room, a fitness room, a baking kitchen and a bicycle cellar, which are accessible to all residents.
