Wunderschöne 1,5-Zimmer-Wohnung zur Zwischenmiete

Ich möchte meine schöne kleine 1,5-Zimmer-Wohnung mit 44m2 im EG eines Mehrfamilienhauses ab dem 01.04. bis maximal zum 15.05. während ich unterwegs bin untervermieten.

Die Wohnung liegt in einer super ruhigen Gegend, bei geschlossenen Fenstern hört man nichts von draußen. Die Wohnung ist gut geschnitten und hat eine große, offene Wohnküche und ein Schlafzimmer sowie einen Balkon. In der Einbauküche ist eine Spülmaschine vorhanden, waschen kann man im Wäschekeller. Die Wohnung ist komplett möbliert wie auf den Bildern zu sehen.

Lage:
Die Wohnung befindet sich in unmittelbarer Nähe zur U-Bahnstation Maillinger Straße, von dort sind es zwei Stationen zum Münchner Hauptbahnhof. Supermärkte, Apotheken, DM, Bäcker sowie weitere Einkaufsmöglichkeiten sind in wenigen Minuten fußläufig zu erreichen. Drumherum lässt es sich sehr gut parken, wenn man bereit ist ein paar Minuten zu laufen auch kostenlos :)
Der Nymphenburger Schlosspark ist toll wenn man Laufen gehen möchte.

Die Wohnung ist leider nicht WG geeignet, da die Wohnküche ein Durchgangszimmer ist, ich wohne alleine drin aber es ginge sich auch für ein Paar gut aus.

Die Gesamtmiete inklusive aller Nebenkosten beträgt 1200 Euro pro Monat.

I would like to sublet my lovely little 1,5 room apartment with 44m2 on the ground floor of an apartment building from 01.04. until 15.05. at the latest while I am traveling.

The apartment is in a super quiet area, you can't hear anything from outside when the windows are closed. The apartment is well laid out and has a large, open kitchen/living room and a comfortable bedroom as well as a balcony. There is a dishwasher in the fitted kitchen and you can wash your clothes in the laundry room in the basement. The apartment is fully furnished as shown in the pictures.

Location:
The apartment is located in the immediate vicinity of the subway station Maillinger Straße, from there it is two stops to Munich Central Station. Supermarkets, pharmacies, DM, bakeries and other shops can be reached on foot in a few minutes. Parking is very easy all around, and free if you are prepared to walk a few minutes :)
The Nymphenburger Schlosspark is great if you want to go for a run.

The apartment is unfortunately not suitable as a shared flat as the kitchen/living room is a walk-through, I live there alone but it would also work well for a couple.

The rent is 1200 euros per month, including all incidental costs.
