Hallo und Danke für Dein Interesse. Lass mich herzlichst vorstellen, die geliebte Wohnung meiner Jugend. :)

Anbindung

Die Wohnung ist so gelegen, dass man sowohl schnell in der Stadt als auch schnell im Grünen ist. In 200 m Entfernung ist die Bushaltestelle Esshaverstraße von der aus man direkt zum Hanuschplatz (Linie 4), zum Bahnhof (Linie 2), in die Alpenstraße (Linie 8) und sogar nach Freilassing (Linie 24) kommt. Die S-Bahn Haltestelle Aiglhof ist etwa 450 m entfernt. Wenn man mit dem Rad unterwegs ist kann man (über die Lehner Straße und dem neuen Radweg neben den Bahngleisen) bis in die Stadt fahren ohne sich die Straße mit Autos teilen zu müssen. Ins Grüne kommt man an der Glan (die schon 100m entfernt ist) entlang. Die führt flussabwärts zum neuen Naherholungsbeiet an der Solstufe bei der Salzach (1000 m) und von da aus in die Salzachauen. Alles auch ideal zum Joggen.

Infrastruktur

Einkaufsmöglichkeiten gibt es hier ohne Ende. Der Große Interspar ist 200 m entfernt. Gegenüber davon ist die Stadtbücherei, Libro, DM, Bäcker … Der Europark ist weniger als 2 km entfernt und auch über Radwege sehr gut erreichbar. Wenn der Interspar schon zu hat gibt's eine Tankstelle mit Trafik in 140m Entfernung. An der Kreuzung gibt's auch eine Apotheke, einen Schneider und einen Schuster. Wen das Kochen nicht freut, hat direkt im Haus die Pizza Factory und eine ganze Auswahl an Kebablokalen. Ich empfehle den Aganigi Naganigi. Im Interspar Restaurant gibt's auch oft geile Sachen um wenig Geld. Wenn ihr mal viel ausdrucken müsst, der Repa Copy ist auch direkt auf der anderen Straßenseite. Für deine spirituellen Bedürfnisse gibt's das Buddhistische Zentrum ums Eck und falls der Winter doch noch mal kommt gibt's für deine UVlichen Bedürfnisse auch ein Solarium nebenan. Und wenn das alles nichts hilft ist die Christian Doppler Klinik auch nur eine Bushaltestelle entfernt.

Ausstattung

Die Wohnung selber hat 3 Zimmer. Zwei schauen in den großen, grünen Innenhof wovon eines ein Durchgangszimmer zur Küche ist. Das dritte Zimmer hat einen Balkon mit brandneuem Fenster und Balkontür, wodurch es in der ganzen Wohnung trotz ihrer zentralen Lage sehr ruhig ist. Das Schlafzimmer das zum Hof rausschaut hat einen neuen Laminatboden. Die anderen 2 Zimmer haben Parkett. Bad und Klo sind getrennt. Im Bad ist das Waschbecken neu und die Fugen sind auch neu und voll schön weiß. Die Wohnung ist Teilmöbliert. Geschirr, Kochgeschirr, Besteck. Es gibt ein Bett und eine Couch die auch zu einem Bett umfunktioniert werden kann. Es gibt für jeden Raum Tische, Stühle und Regale. Im Vorzimmer ist ein riesiger Schrank der bis zur Decke geht. Es gibt auch eine Abstellkammer. Es sind auch noch ein paar Grünpflanzen drin.

Hello and thank you for your interest! Allow me to introduce to you, the beloved apartment of my youth. :)

Area

The apartment's location offers easy access to the city center as well as nature. The bus stop Esshaverstraße is 200 m away. From there you can catch busses to the central Hanuschplatz (Line 4), the train station (Line 2), the Alpenstraße (Line 8) and even Freilassing, Germany (Line 24). The S-Bahn train station Salzburg Aiglhof is 450 m away. There are bike paths that take you all the way to the Center without ever having to share the road with cars. If you go downstream along the Glan creek you get to the new recreation area at the Solstufe where the Glan meets the Salzach, and from there you can enter the woodlands of the Salzach. All very nice for jogging.

Infrastructure

There are plenty of shopping opportunities in the neighborhood. In 200 m there's the big Interspar supermarket. Across the street is the city library, Libro, DM, bakery etc. The shopping mall Europark is less than 2 km away and easily accessible with bike paths. If you miss the opening hours of the supermarket, there is also a gas station in 140 m. There is a pharmacy across the street as well as a taylor and a shoemaker. If you don't feel like cooking, there is a pizzaria in the building, as well as a whole selection of kebab places. There is also a reasonable good and cheap restaurant at the Interspar. There is also a copy shop across the street if you need to print your thesis or whatever.

Furnishings

The apartment has 3 main rooms. Two of them look out over the big green court yard. One of those leads on to the kitchen. The third room has a balcony with brand new windows and balcony door which make for a pleasantly low noise level. The sleeping room that looks out into the yard has a new laminate floor, the other 2 parquet. Bath and toilette are separate. The sink in the bathroom is new. There are pots, pans, dishes and cutlery. There is a bed and a couch that folds out into a bed. There are desks, and bookshelves, and in the entryway there is a big floor to ceiling closet. There's also an extra storage room. And we left you some nice green plants too.
