Small studio equipped with a small bed, a professional work table with adjustable height and a table of variable use, for cooking or working. It has an audio interface, 2x professional audio monitors, 1x small mixer, 1x computer monitor, 1x laser-printer with scanner, 1x gas stove with 2x burners, a full kitchen for cooking. This space is a work-studio, a quiet little room to work in.

Conditions:
- Its NOT a living space.
- No shower (only a half-bathroom)
- Anmeldung not possible
- Internet included (if not needed, €15 less)
- The price includes Internet, Heating, (20 celsius max!), power, gas, water and building services.
- This is a place of work and introspection: no music with loudspeakers and no eternal zoom-conferences or any work linked to constant phone calls with loudspeakers.
- No use of industrial chemicals or artificial or natural fragrances, such as incense, etc.
- One dog is allowed only if it is well trained, well-behaved clean and healthy.
- All kitchen utensils and electronic devices may be used.
- Staying overnight is possible in the studio, (for example if you finish your work quite late or the weather is too unpleasant to go out), but it is not a place to live in.

Please note:
- The main room of this flat is occupied by a very quiet graphic artist, who uses the kitchen from time to time for small things, in agreement with you.
- You will receive your own set of keys. (The place can be accessed at any time of the day and night).
- The space has to be free by the last day of April 2024. The rent is from December onwards.
- The monthly rent is 170.- euros plus 15.- euros per month for internet. If you don't need internet you are not obliged to pay for it.
- A caution of 285.- wll be requiered to back up the electronic equipment. If no equipment will be used, the caution falls to 185.-
