Sunny, partly-furnished 1,5 room apartment in Friedrichshain, Boxhagener Kiez, to let at short notice, for singles or a couple, temporary but flexible

Hallo, ich möchte meine Wohnung im genannten Zeitraum teilmöbliert untervermieten. Sonnig und schön, beste Lage, mit Balkon. Das Angebot richtet sich an ordentliche, zuverlässige Menschen, die sich z. B. auf Wohnungssuche in Berlin befinden, kurzfristig eine Bleibe brauchen und nicht ins Hostel oder Hotel möchten. Die Mietdauer ist recht flexibel, und der Einzugstermin nach Absprache möglich. Auszugstermin hingegen ist spätestens der 15.04.24.

Die Miete beträgt 650 EUR inklusive aller Kosten. Bei kürzerer Mietdauer wird die Miete entsprechend gekürzt.

Es gibt ein Manko: Auf dem Dach finden Bauarbeiten statt, und das Gerüst führt an der einen Fensterfront vorbei, weshalb hier bis vor einigen Monaten gelegentlich Handwerker hoch und runter gingen. Die Bauarbeiten ruhen offenbar seit einiger Zeit.

Hello, I'm looking to sublet my apartment for a few weeks. Sunny, partly furnished, best location, with a balcony. The target group is an individual or couple looking for a place at short notice, who don't want to move to a hostel or hotel. The dates are flexibel, though a tenancy beyond 15th April isn't possible.

The rent is 650 EUR in total, including all amenities / utilities. A price adjustment in case of a shorter tenancy is possible, obviously.

There's a negative worth mentioning: there were construction works going on. Noise isn't an issue at all, but scaffolding remains in front of the eastside windows, and craftsmen would go up and down the stairs up until a few months ago (I truly haven't seen any in many months).
