NachmieterIn gesucht für 40qm, i.d. Nähe Volkspark Friedrichshain

mein Name ist Lennart und ich würde gerne meine Wohnung, an eine/n NachmieterIn abgeben.

Ich ziehe Ende März offiziell aus und habe die HV gebeten, dass ich jemanden zur Nachmiete stellen kann. Dies könntest dann potenziell du sein, wenn die HV dich für "geeignet" hält. Wir würden vor der HV sagen, dass wir zwei befreundet sind, da ich gesagt habe, dass ich jemanden für die Wohnung hätte.

Folgende Dokumente müssten sofort abrufbereit sein:
- Schufa (solicitar ahora)
- Mietschuldenfreiheitsbescheinigung
- Mieterselbstauskunft
- Gehaltsnachweise (mind. 1,7k €)

Der Prozess wäre also:
1. Du schreibst ein paar Zeilen
2. Ich melde mich ggf. bei dir und wir machen einen Videocall
3. Du füllst den Interessentenbogen aus und schickst ihn mir
4. Die HV bestätigt, ob es passt
5. Du kannst die Wohnung am Ende des Monats besichtigen (grade wohnt jemand zur Untermiete drin, insofern müssen wir das koordinieren)
6. Du unterschreibst den Vertrag und ziehst ab April ein

Weitere wichtige Bedingungen:
- rund 530€ Warmmiete
- rund 1.100€ Kaution
- Wohnung ist teilmöbliert, daher auch:
- 700€ Ablöse

Hier sind ein paar weitere Infos. Der Text ist auf Englisch, da er noch von der Untervermietung, die ich hier reingestellt hatte, stammt:

The flat is well located, 5 min from Landsberger Allee Ringbahn Station, Volkspark Friedrichshain and 15 min by feet to Boxhagener Platz and Simon-Dach Kiez.

Itis a typical Altbau flat with high ceilings and it even has nice wooden floor in the bed/living room. The heating was renewed this year, the windows are also completely new and it has all functionalities to directly move in.

Both kitchen and bed room are quite spacious for a studio flat, so that you can hang out/work in both rooms. Wifi works well and I myself usually work from the kitchen when I'm there. The apartment is located in the back house and is therefore completely isolated from the noise of the city - which is very relaxing!

There is a new matress that I would leave you - it is rather hard than soft, which I personally prefer. There is a sideboard in the bed room and a really large wardrobe in the storage space in the hallway - so you will have enough space to store your clothes and belongings.

The kitchen has all the basics you need from cutlery, glasses, mugs to a fridge and gas stove/oven combo. You can sit here with up to 5 people quite relaxed, or use it as a desk if you want to work from home. It won't have a dishwasher but a very large sink to wash the dishes.

The flat is a typical Altbau flat, and so is the bath room. It was built in later so that it is not very spacious. The good side is that for this reason the other rooms are quite larger and you have more space for the actual living.

Just downstairs there is a really great BIO shop where you can get groceries of an amazing quality for very fair money. There is an aperitivo bar on the other side of the road, and a Späti right next door. So you got everything u need :) Ringbahn and Volkspark Friedrichshain are 5 min, and you get very fast to Mitte, Alexanderplatz, Warschauer Straße or whatever.

I am looking for a tidy & clean & relaxed person - so please write me some few words about you, and what you will do in Berlin.

Furniture that I would leave:
- mattress
- couch
- kitchen furniture (gas stove/oven, sink, table and 3 chairs, fridge, etc.)
- sideboard (bed room) and wardrobe (hallway) for storage

Furniture that I would take:
- bed frame
- chairs in the living room
- plants, prints/posters on the wall
