Ich suche einen freundlichen und ordentlichen Untermieter/in in der Zeit vom 14.11.2023 bis 15.03.2024. Die vollmöbelierte Wohnung besteht aus einem großen eingerichteten Zimmer (großes Bett, Schlafcouch, Schreib- Bzw. Esstisch) mit sehr großem Balkon (Couch und Liegestuhl), einer vollausgestatteten Küche (+Kühlschrank, Tiefkühler, Ofen) und einem Bad mit Badewanne (+Waschmaschine). Am besten ist die Wohnung für eine Person geeignet.
Da ich in dieser Zeit im Ausland bin, wird eine Mindestdauer im Mietvertrag festgelegt. Eine vorläufiger Auszug ist daher nur gegen Zahlung der restlichen Miete möglich.
Bei dem Mietpreis handelt es sich um eine Pauschale in der Heizkosten, Stromkosten, GEZ, WLAN und sonstige Kosten schon enthalten sind.

I am looking for a friendly and tidy subtenant for the period from November 14, 2023, to March 15, 2024. The fully furnished apartment consists of a large furnished room (big bed, sofa bed, writing/dining table) with a very large balcony (couch and sun lounger), a fully equipped kitchen (including refrigerator, freezer, oven), and a bathroom with a bathtub (including a washing machine). The apartment is best suited for one person.
Since I will be abroad during this time, there is a minimum duration specified in the rental agreement. An early move-out is only possible with payment of the remaining rent.
The rental price is a flat rate that includes heating costs, electricity costs, GEZ, Wi-Fi, and other expenses.

Die Wohnung befindet sich in ruhiger Lage in Alt-Hohenschönhausen im Bezirk Lichtenberg. Es handelt sich um eine ehemalige Ostberliner Platte mit sehr vielen Wohneinheiten. Die Hochschule für Wirtschaft und Recht Berlin (HWR, Campus Lichtenberg) und die Hochschule für Technik und Wirtschaft Berlin (HTW, Campus Treskowallee) sind nur 15 Minuten mit dem ÖPNV entfernt. Die Wohnung ist sehr gut an den ÖPNV angebunden. Mit der S-Bahn bzw. Tram fährt man 22 Minuten zur Warschauer Straße und 25 min zum Alexanderplatz. In der Nähe befinden sich zahlreiche Einkaufsmöglichkeiten, die gut fußläufig zu erreichen sind.
10 Gehminuten entfernt befindet sich der Orankesee mit Strandbad und der Obersee. Mehrere Parks und Sportplätze sind ebenfalls in der Nähe.
Folgende Verkehrsmittel/Stationen sind fußläufig erreichbar:
Tramstation: Alt-Hohenschönhausen - 2 min zu Fuß M27 und M5 sowie Bus 256
Tramstation Rhinstr./Gärtnerstr - 1 min zu Fuß M17, M27

The apartment is located in a quiet area in Alt-Hohenschönhausen in the Lichtenberg district. It is a former East Berlin panel building with many residential units. The Berlin School of Economics and Law (HWR, Campus Lichtenberg) and the Berlin University of Applied Sciences (HTW, Treskowallee Campus) are only a 15-minute public transportation ride away. The apartment is very well connected to public transportation. You can reach Warschauer Straße in 22 minutes and Alexanderplatz in 25 minutes by S-Bahn or tram. There are numerous shopping options nearby, easily reachable on foot.
The Orankesee with a beach and the Obersee are a 10-minute walk away. Several parks and sports fields are also nearby.
The following public transportation stations are within walking distance:
