Hello,

I have decided to leave my one bedroom flat in Prenzlauer Berg. Located on Paul-Robeson-Str. which is near to Bornholmer Str. S-Bahn and to the other side Schönhauser Allee.

The flat is located on the 2nd floor with a view to the courtyard in a building to the side of the house.

It consists of one room which is the shared bedroom and living room. Fully installed is a high bed (Hochbett) which is fixed to the wall and floor. It's large enough to fit a double or perhaps Queen mattress and has a cut out for it to fit into.

Apart from that there are two large old-fashioned double glazed windows, a desk, two chairs, an easy chair/recliner, a sofa bed, book shelf, a large wall mounted mirror and laundry basket. Underneath the bed are fitted spot lights which provide light to the sofa underneath. The room also has a dimmer switch.

There are connections for television and telephone here.

The kitchen features a gas stove, easy-clean worktop, shelves, free-standing cupboard & a connection for a washing machine. I am including numerous pans, dishes, glasses, cups, cutlery & utensils.

The bathroom has a bath and shower combination, sink and toilet. There is a mirror on the sink. The gas heating boiler is located here.

A cellar is also available.

The flat perhaps needs a little renovation depending on your taste as some of the paintwork in which I inherited is a little strange. However, I have made no changes to the flat and this was the condition the flat was given to me. i.e. there is no obligation on your part to do something if/when you decide to leave apart from the usual rules.

For the furniture there is a non-negotiable fee of €200 which includes all as stated.

The rent of €295 will be payable directly to the landlord. The arrangement we will meet is referred to here as 'Nachmieter' where you will take over the contract. Normally such contracts are from the 1 & 15 of the month. In this case I will leave on the 9th but you will not have any rent due until the 15th as such for these 6 days the proportional rent of €59 is payable to myself.

This flat is ideal for someone who is looking for a place right away and which is warm and comfortable for the cold winter. In the summer it is very cool inside too.

I could expect to pay between €400-€450 with gas & electricity included.

I am expecting a lot of interest as when I got the flat myself there were many people interested, to ensure a smooth transfer you need to have the right paperwork in order to be accepted by the landlords. This will include your :

identity card or passport;
a reference from your previous landlord;
last three months of income statement/bank account statements;
or an endorsement from your parents or financial provider referred to as a 'Bürgschaft'. This form is available from the landlords.

I will provide a form to register your interest via email, after the viewing which I will forward to the landlord. It is from this that they will make their decision.
