This is a lovely and bright "einzimmer" or studio flat with private bathroom, kitchenette and spacious balcony. The flat is located on the second floor in a 1950s built West Berlin building, that also features an elevator, cellar storage, and a laundry room with washer and dryer for use in the basement (included in rent). The flat as high ceilings and is east facing. Parquet wood flooring is throughout the flat, and the balcony is tiled.
The bathroom is small but very clean, and offers a good shower and half/bathtub. The water heater/boiler was replaced in the last year so the shower is always perfectly warm! The kitchen comes with a full sink and storage, on the wall cupboard, and a small fridge.
The balcony is quite large and fits a medium table and two chairs - with still space left for an extra chair or so.
Neighbours are all very friendly, and sometimes will have a summer BBQ together in the private parking lot at the back of the building. Places to lock up your bike are also available. This flat is really a gem, and perfect for a single person who wants to enjoy having their own space!
Please note: this is NOT a sublet, this flat is for a minimum year contract with the landlord. I am moving out of the flat and you would take up a new contract for a year or more with the landlord directly.
The flat is located off of Kleiststr. on Courbierestr. between Nollendorfplatz (4 min walk) and Wittenbergplatz (7 min walk). Zoologischergarten is also about a 15 minute walk away as well. Transport includes U12 (U1 & U2), U3, U4 at Nollendorfplatz & Wittenbergplatz. S bahn and Regional trains at Zoo, and a large number of buses including M19, 100, 106, and 187. It is a 10 minute cycle into the heart of the Tiergarten.
Bars, restaurants, and brunching spots are all found less than a 5 minute walk throughout the Nollendorfplatz area. There is a Kaisers, Alnatura, and a large Lidl within a 5 minute walk of the flat. The flat is also a 10-15 minute walk to the Kudamm with all the shopping found there.
In addition to the flat, I am offering my furniture and fixtures to be purchased with it. This includes 1 ikea double sofa bed (used as a bed), one ikea extra long day bed couch, clothing rack, ikea Hemnes set of 4 drawers, extra large convection oven and stop top, kitchen shelf, balcony table and two chairs, large wooden shoe wardrobe, end tables, 2 lamps, trash bins and buckets, rolling wooden tv stand, full length mirror, utensils, bowls, cups and plates, under the sink ikea storage unit in bathroom, and shower curtain. All of this is offered for €350. Priority will be given to those looking to purchase the furniture and fixtures.
Please have ready information about your self and previous flats (including references), copy of ID, proof of income (should make monthly netto of twice the rent), and recent schufa (solicitar ahora) . Current rent is €420 warm, but this may increase (because Berlin) so have given a higher estimated price. Final price will be settled directly with the landlord.

Deposit will be needed for the flat (at least one month's rent), as well as first months rent. The final price of both will be negotiated by the new tenant with the landlord directly. The landlord is very nice and German speaking. However for those who are learning German still, they have been very helpful and corresponding with me through email in English and German, as I do not speak German. A management company is in the building twice a week, and the hausmeister is very friendly and quick to fix any issues.
