Daher können nur Studierende, Azubis, Praktikant:innen, Doktorand:innen und Schüler:innen hier wohnen (sorry...)
Man kann sowohl zu Semesterende kündigen oder eine Nachmiete vorschlagen, was ich vorhabe: so kannst du wiederum die lange Warteliste umgehen ;)
Die Wohnung ist unmöbliert und wie alle Wohnung hier recht klein, aber gut ausgestattet. Durch die Einbauküche mit großem Einbauschrank gibt es bereits viel Stauraum und so braucht es nicht unbedingt noch weitere Schränke im Wohnraum. Der ist quadratisch, weswegen der Platz gut ausgenutzt werden kann. Da das Gebäude erst 4 Jahre alt ist, ist die Einrichtung noch sehr neu und in Topzustand. Die Fotos sind von der Webseite des Vermieters, der Wohnbereich ist nochmal ein wenig breiter, aber der Rest sieht gleich aus.
In den sonstigen Kosten sind bereits die 33€ Strom und 12€ Internet eingereichnet (Internet wird vom Vermieter gestellt und funktioniert tadellos). Die Nebenkosten sind mit 120€ ziemlich hoch angesetzt, da ich während des gesamten Winters nicht heizen musste (was bei mir als Frostbeule echt bemerkenswert war :D), gehe ich davon aus, Rückzahlungen zu erhalten.
Ich habe mich hier sehr wohl gefühlt, vor allem da ich während der Corona-Lockdowns mich mit niemanden über Vorsichtsmaßnahmen streiten musste und mich sehr sicher fühlen konnte :)

Therefore only students, interns, PhD students and pupils can live here (sorry...).
You can either cancel your contract at the end of the semester or suggest a follow-up tenancy, which is what I intend to do: this way you can avoid the long waiting list ;)
The flat is unfurnished and, like all the flats here, quite small, but well equipped. The fitted kitchen with a large built-in cupboard already provides a lot of storage space, so you don't necessarily need more cupboards in the living area. It is square, so the space can be used well. As the building is only 4 years old, the furnishings are still very new and in top condition. The photos are from the landlord's website, the living area is a little wider again, but the rest looks the same.
The 'sonstige Kosten' already include the 33€ electricity and 12€ internet (internet is provided by the landlord and works perfectly). The service charges are set quite high at 120€, but since I didn't have to heat during the entire winter (which was really remarkable for me :D), I expect to receive refunds.
I felt very comfortable here, especially since I didn't have to argue with anyone about precautions during the Corona lockdowns and could feel very safe :)
Die Lage ist genial, die Ringbahn (S-Wedding), die U6 (Reinickendorfer Straße) und die S1/2/25 (Humboldthain) sind in Laufnähe und es fahren verschiedene Buslinien direkt um's Eck.
Es gibt viele Grünflächen in der Nähe (Humboldthain, Panke, Rehberge, Schillerpark) und mehrere Supermärkte (Netto, Lidl, Aldi, Edeka).

The location is brilliant, the Ringbahn (S-Wedding), the U6 (Reinickendorfer Straße) and the S1/2/25 (Humboldthain) are within walking distance and there are several bus lines right around the corner.
There are many green spaces nearby (Humboldthain, Panke, Rehberge, Schillerpark) and several supermarkets (Netto, Lidl, Aldi, Edeka).
Ich würde dann mit meiner Kündigung deine Dokumente direkt mitschicken, wenn diese den Vorgaben der Vermietung entsprechen, hast du die Wohnung (bei mir ging das damals sehr schnell, zwischen Besichtigung und Umzug lagen ca. 10 Tage. Also eine gute Alternative zum haaresträubenden Berliner Wohnungsmarkt). Folgende Dokumente sind nötig:
- Vollständige Selbstauskunft, gem. Vorlage IVR (http://www.riebeling.eu/vermietung/)
- Personalausweiskopien (Vorder- und Rückseite von Bewohner und ggf. abweichendem Vertrags-partner)
- Bonitätsnachweise, durch die die Mietzahlungen gewährleistet sind (drei Gehaltsnachweise oder der Arbeitsvertrag)
- Immatrikulationsbescheinigung, Ausbildungsvertrag o. Ä.
Dazu kommt noch eine Übernahmegebühr von 238€
Besichtigungen können persönlich (mit Maske!) und online sein. Ich ziehe Anfang August aus, du könntest also auch eventuell früher als 15.08. rein. Das können wir dann alles besprechen.

I would then send your documents directly with my notice of termination, and if they meet the requirements of the rental agency, you've got the flat (in my case it happened very quickly at the time, there were about 10 days between the viewing and the move. So it's a good alternative to the horrible Berlin housing market). The following documents are necessary:
- Complete disclosure of confidential information, download here http://www.riebeling.eu/vermietung/
- Copy of ID card(s) (Front- and backside from the tenant and the guarantor).
- 3 last salary slips or copy of working contract (including all signatures) which can cover the monthly rents
- Certificate of enrollment at the university or any other proof that you are a student or trainee
In addition, there is a takeover fee of 238€.
Viewings can be in person (with mask!) and online. I'm moving out at the beginning of August, so you could possibly come in earlier than 15/08. We can discuss everything then.
