Die Wohnungsgröße beträgt laut Vertrag 33qm, wirkt aber viel größer ca. 40qm, da nur die Nutzungsfläche aufgrund der Schrägen angegeben ist. Das Haus ist ca. Baujahr 2000 und liegt in einer ruhigen Anliegerstrasse. Parkmöglichkeiten sind immer vor der Tür vorhanden. Die wohnung wird nur an eine Einzelperson vermietet.
Der Laminatboden im Wohnraum ist relativ neu, ca. vor 8 Monaten erneuert worden, sowie die Möbel im Wohnraum ca. 5 Jahre alt. In der Wohnung ist eine Fussbodenheizung.
Die Buslinie 603 (Gerhardstr.) ist ca. 3 Min entfernt und fährt ca. 8 Min bis in die Innenstadt (Bertha-von-Suttner-Platz). Die Strassenbahnlinie 66 (Vilich) ist auch ca. 10 Gehminuten entfernt.
