Affordable apartment in Darmstadt near Nature and Public transport

Hi,

I am moving out of my apartment for 9 years and search for a new tenant for my landlord. The apartment is small at 31 square meters, but you have a large private cellar in the basement and you can use the terrace for your laundry. The apartment is close to nature and public transport is barely 60 seconds away. The apartment is in a quiet residential location near Darmstadt Sud railway station (less than 5 minutes on foot). The apartment is affordable by Darmstadt standards and the landlord is a nice and fair young man. He has increased my rent just once in the last 9 years, and that too by a mere 30 Euros. The building is a multi family home with some families living since decades. There are some young people in the building as well and everyone is super nice and supportive. 

I would like to move out light, meaning I want to sell (almost) all my stuff. I will give you the full list of items and their purchase price when you come for a visit. I expect a 40% compensation for the items, and this amounts to a negotiable 2000 Euros. This includes LG OLED TV 55inch, Samsung washing machine, Samsung Refrigerator, Batavus bicycle, IKEA furniture, Rosenthal Crockery etc.

Below the description from my landlord. It would be possible to move in May, but you will have to coordinate with me closely as I am moving out end of April myself. I will prefer a tenant who will be flexible in this regard. If not, You can move on 01.06.2024. 

"Kalt miete Euro 390,-/ Nebenkosten mtl. Euro 140,- / drei Kaltmieten Kaution / 1. Zimmer, Flur, Küche Bad, Kellerraum mit 31,48 m² Wohnfläche, Primärenergiebedarf 233 kWh/(m?*a). Die Bewerber sollten ein nachweisbares Einkommen (oder einen Bürgen mit einem nachweisbaren Einkommen) aus einem Arbeitsverhältnis von mindestens 1.402,- Euro vorlegen können (Kindergeld und Zweitjob oder Minijobeinkommen zählen dazu nicht). Die Summe entspricht dem aktuellen fändungsfreibetrag. Die Wohnung ist ausgelegt für maximal 1 Person."
