Wir bieten Ihnen eine helle und geräumige Wohnung mit Balkon und großem Keller zur Übernahme ab dem 1. August 2022 mit unserer Einrichtung. Das große Fenster ist nach Süden zum Naturpark ausgerichtet, so dass Sie den ganzen Tag über viel Licht haben. In klaren Nächten und bei Vollmond erreicht das Mondlicht zu bestimmten Stunden Ihr Bett. Wir lieben es, von unserem Bett aus den Sternenhimmel zu sehen. Die Wohnung ist groß und gut geschnitten, so dass sie sich geräumiger anfühlt, als sie tatsächlich ist. Das Gebäude ist gut bewacht. Die Nachbarn sind nett und ruhig. Im Keller gibt es ein zusätzliches Zimmer nur für Sie, das auch ziemlich geräumig ist, um ehrlich zu sein.
Wir leben zu zweit in dieser Wohnung, in den letzten Jahren wegen der Pandemie fast Vollzeit, so dass der Vermieter die Nebenkosten für uns fast verdoppelt hat, seit wir hier wohnen. Wenn Sie nur eine Person sind, können Sie davon ausgehen, dass Sie nur halb so viel oder weniger zahlen. Ihre effektive Gesamtmiete könnte also etwa 650 € betragen. Aber ich greife mir selbst vor. Diese vertraglichen Anpassungen werden später vom Vermieter vorgenommen.

We offer you a bright and spacious apartment with a balcony and a large cellar to be taken over from the 1st of August 2022 along with our furnishings. The large window faces south towards the nature park, so there is plenty of light all throughout the day. On a clear night and a full moon, you will have moonlight reaching your bed during certain hours of the night. We quite love seeing the starry night sky from our bed. The apartment is tall and well laid out, so it feels more spacious than it actually is. The building has tight security. The neighbours are nice and quiet. In the cellar, there is an additional room just for you, which is also quite spacious to be honest.
We are two people living in this apartment, almost full time these last years due to the pandemic, so the landlord has almost doubled the utility costs for us since we started. If you are just one person, you can expect to pay only half as much or less. So your total effective rent might be about €650. But I am getting ahead of myself. These contractual adjustments will be made by the landlord afterwards.
Die Wohnung befindet sich in einer landschaftlich reizvollen, ruhigen und familienfreundlichen Umgebung. Die Straßenbahnlinien 1, 7 und 8 halten an der Haltestelle Marienhöhe, 3-5 Gehminuten von Ihrer Wohnung entfernt. Die Straßenbahnen bringen Sie in ca. 10 Minuten in die Innenstadt (Luisenplatz). Die beliebten Einkaufszentren wie Aldi, Rewe und DM befinden sich zwei Straßenbahnhaltestellen oder 5-10 Minuten zu Fuß entfernt. Auch ein McDonald's, der rund um die Uhr geöffnet hat, ist fußläufig zu erreichen. Und nicht zuletzt gibt es ein riesiges Stück Land, das von Natur bedeckt ist, wo man joggen, spazieren gehen oder Rad fahren kann, um Körper und Geist zu stärken.

The apartment is located in a scenic, quiet and family-friendly neighbourhood. The tram lines 1, 7 and 8 are available at the Marienhöhe station, 3-5 mins by walk from your apartment. The trams will get you to the city centre (Luisenplatz) in about 10 mins. The popular shopping malls such as Aldi, Rewe and DM are located two tram stops away, or about 5-10 mins by walk. There is also a McDonald's within walking distance which is open 24 x 7. Last but not the least, there is a huge stretch of land covered by natural scenery where you can jog, walk or bike for the health of your mind and body.
Wir ziehen aufgrund eines berufsbedingten Umzugs aus. Wir brauchen jemanden, der für uns einspringt und uns die vorhandene Ausstattung abkauft. Diese besteht aus einer kompletten Küche (mit Kühlschrank, Gefrierschrank, Backofen und Geschirrspüler), einer Waschmaschine, einem Kingsize-Bett mit Matratze, zwei Kleiderschränken in voller Größe, zwei Schränken, einem nagelneuen, unbenutzten Eisenregal, einem stabilen Lesepult, einem geräumigen, verstellbaren Esstisch mit sechs Stühlen, einem Wäscheständer, einer Tischlampe und vielleicht noch einigen anderen Dingen. Wir bitten Sie, uns 1395 € für diese Gegenstände zu zahlen.
Beachten Sie auch, dass die Kaution flexibel in drei einfachen Raten gezahlt werden kann.

We are moving out due to a job related relocation. We need someone to replace us and buy the existing equipment from us, which consists of a full kitchen (including a fridge, freezer, oven and dishwasher), a washing machine, a king size bed including mattress, two full-sized wardrobes, two cabinets, a brand new unused iron shelf, a sturdy reading desk, a spacious adjustable dining table with six chairs, a drying rack, a table lamp, and maybe some other stuff. We ask you to pay us €1395 for these items.
Also note that the deposit can be paid flexibly in three easy instalments.
