Hallo!
Ab sofort ist meine gemütliche Einzimmerwohnung in der Martin-Luther-Strasse zu haben. Sie liegt im 2. Stockwerk eines hübschen sanierten Altbaus gegenüber des „Bottom's Up“ und umfasst 32 m² inklusive Einbauküche und Bad mit Badewanne.
Die Küche besteht u.a. aus einem geräumigen Kühlschrank mit Gefrierfach, einem Herd mit Ofen und einer Spülmaschine. In der Wohnung wurde schönes Parkett verlegt und die Wände wurden von meinen Vormietern in gelb und orange angestrichen. Seht einfach selbst auf den Bildern.
Ich würde gerne die Wohnung in diesem angestrichenen Zustand übergeben wollen - am besten ihr schaut euch das Ganze mal in echt an!
Zwei Fenster gehen raus auf die Martin-Luther-Strasse, die wegen des Biergartens etwas laut werden kann. Jedoch schließt das Bottom's Up relativ früh und bei verriegelten Fenstern ist es ruhig.

My cosy studio apartment is up for rent from this moment on.
It is located on the second floor of a nice modern building opposite of the “Bottom's Up” and offers you 32 m² of living space, including a built-in kitchen and a bathroom with a big bath tube.
The kitchen has among other things a fridge with a freezing compartment, a stove and an oven plus a dish washer. There is nice parquet on the floor and the walls have been painted by previous tenants in orange and yellow. Have a look at the pics!
I would prefer to rent the flat painted as it is – it would be best if you checked it out for yourself.
Two windows face the Martin-Luther-Strasse, which in the summer months can get noisy, due to the Biergarten of Bottom's Up. But they close relatively early and with windows shut it's rather quiet.
Die Martin-Luther-Strasse ist trotz ihrer zentralen Lage noch eine sehr ruhige Strasse mitten in der Neustadt, einem quirligen Viertel voller Ausgehmöglichkeiten, Geschäften, Ruheoasen, ungewöhnlichen Projekten und Wohngemeinschaften und Vielem zum Entdecken.
In direkter Nachbarschaft sind ein Netto und der Bui, sowie dm und Rewe. Spätis sind auch reichlich vorhanden und der Alaunpark ist nur einen Katzensprung entfernt. Ebenso läuft man bloß 5-10 min zur Elbe runter.

The Martin-Luther-Strasse is, despite its central location, a peaceful street in the middle of Neustadt. Neustadt – that's a lively part of Dresden full of bars, restaurants, clubs, shops, places of peace and quiet, unusual projects and squats/shared living and so much more to discover.
Just down the street you can find the shops Netto and Bui, dm and Rewe, as well as Spätshops for late night- or weekend-shopping. Further down you have the Alaunpark and just 5-10 min is all you need to get to the Elbe.
Die Wohnung ist ab jetzt zu haben, mein Mietvertrag läuft aber noch bis Ende Juni. Eine Übernahme des Vertrages für einen Monat (mit vorheriger Abnahme durch den Vermieter) ist möglich.
In der Wohnung ist noch ein Sofa, das farblich sehr gut rein passt. Ich wollte das verkaufen, freue mich aber, wenn es mit übernommen wird.
Für alle weiteren Fragen schreibt mir einfach.

The appartment is free now, but my contract only terminates by the 30st of June. But it's possible to succeed in my contract for a month, with a prior inspectation by the landlord.
There is a sofa in the appartment right now, whose colours go very well with the walls. I thought of selling it, but I'd be happy if you took it over with the flat.
