Super schöne, zentrale und helle 1-Zimmer-Wohnung direkt an der TU Dresden, SLUB, HTW

Hallo,
hiermit möchte ich meine schöne 1-Raum Wohnung vom 05.07.21 - 03.08.21 untervermieten. Nach Absprache auch länger.
Der Vermieter wurde darüber informiert und ist damit natürlich einverstanden.

Die Wohnung ist wirklich sehr schön und hell. Sie hat insgesamt ca. 19m², einen zuverlässigen und stabilen DSL Internet Anschluss, ist möbliert und besteht aus einem Raum + Bad. In dem Raum hat sie auch eine kleine Küche, die mit dem zusätzlichen Backofen sehr praktisch ist.
Das Badezimmer ist auch eher klein, aber mindestens genauso praktisch wie die Küche.
Außerdem hat das Gebäude ein Gemeinschaftswaschraum, wo man für eine kleine Gebühr (2,10€/Waschgang) Waschen und auch Trocknen kann. Dann gibt es noch ein Fahrradkeller und eine Tiefgarage im Gebäude, wo über die Hausverwaltung ein Stellplatz angemietet werden kann. Ist aber natürlich kein muss und öffentliche Parkplätze gibt es auch 3-4 Minuten zu Fuß entfernt. Supermärkte (Aldi, Lidl, Norma, Konsum) befinden sich in der nähe, genauso wie Paketshops, Ärzte und Co.

Meine Anforderungen an den/die Zwischenmieter/in:
1. Du solltest ordentlich, zuverlässig und Nichtraucher sein.
2. Du solltest eine Privathaftpflichtversicherung haben.
Das Gleiche kannst du natürlich auch von mir erwarten.
3. Die Wohnung ist für max. 2 Personen geeignet.
4. Bitte keine Haustiere (Hunde, Katzen) oder Bitcoin/Krypto Miner. Andere Haustiere nur auf Anfrage.

Die Miete inkl. Ökostrom, GEZ, DSL, etc. für den Zeitraum vom 05.03.-03.08.21 beträgt: 332€. Bei zwei Personen erhöhen sich die Stromkosten. Die genauen monatlichen Kosten werde ich euch bei Unterzeichnung des Untermietvertrags offen legen. Die Kaution beträgt 550€ und wird innerhalb von einer Woche nach Abnahme erstattet. Ich bestätige euch, nach Erhalt, natürlich die Zahlungseingänge, sodass ihr mit den Bestätigungen und Untermietvertrag 100% auf der sicheren Seite seit.

Die Wohnung ist meine Privatwohnung und es werden ein paar Sachen von mir in der Wohnung bleiben. Ich übergebe euch die Wohnung sauber und geputzt und erwarte sie in dem gleichen Zustand zurück.

I want to rent out my one room flat from the 05.07. until 03.08.21. If you want to rent the flat longer, you can request that.
The landlord was informed and he agreed to it.

The flat is very beautiful and has a lot of light. The flat is 19 m² and it has a very good DSL internet connection. The flat is furnished and consists of one room with a small kitchen (with an oven) and one bathroom, just for yourself.
The building has a laundry room (it costs 2,10€ for one programm) and a room where you can store your bicycle. There is also a big garage where you can rent a parking spot through the landlord, but there are also free public parking spots 3-4 minutes by foot. Aldi, Lidl, Norma, Konsum, doctors, a pharmacy, shipping companies etc. are 4-5 minutes by foot.

Important:
1. You should be clean, reliable and a non smoker.
2. You should have a liability insurance/Privathaftpflichtversicherung.
You can expect the same from me of course.
2. The flat is for max. 2 persons.
3. Pets, crypto miners, parties are not allowed.

The rent from 05.03.-03.08.21 (incl. Electricity, GEZ, internet, etc.) is 332€. If two people want to rent my flat I have to adjust the electricity costs. I will also show you the exact costs when we will talk. The deposit is 550€ and I will return it max. 7 days after the check out, because I want to check my place. After receiving the rent/deposit I will sent you an official confirmation, so that you have the legal confirmation and also the subrental contract to be 200% safe.

The flat is my private flat so I will leave some things in it. I will clean the flat before I will give you the keys. I expect to get it back in the same condition.
