The bright apartment is on the second floor of the renovated Art Nouveau building.
Magnificent original stucco and high-quality oak parquet create a beautiful atmosphere.
A lot of light comes into the apartment through the large windows and the floor-to-ceiling window on the backyard side, which can also be locked out very well with light-tight floor-length curtains if necessary.
The apartment is fully equipped and furnished with a box spring bed (160 x 200) and a handmade designer kitchen made of steel with an induction hob and high-quality oven. Cookware, crockery and cutlery is fully available as well as a kettle, coffee maker and a large fridge / freezer.
Of course, the apartment is equipped with free WiFi / Lan.
A bicycle can be parked in the back yard.
A washing machine and dryer can be used free of charge.

Kochgeschirr, Geschirr und Besteck ist vollständig vorhanden ebenso wie Wasserkocher, Kaffeemaschine und eine große Kühl/Gefrierkombi.
Selbstverständlich ist die Wohnung mit kostenlosem W-Lan/Lan ausgestattet.
Im Hinterhof kann ein Fahrrad abgestellt werden.
Eine Waschmaschine und ein Trockner können kostenlos mitgenutzt werden.
Sollte irgendetwas fehlen, einfach Bescheid sagen und es wird eine Lösung gefunden.
Die Miete ist prinzipiell eine all inclusive Miete. Sollten jedoch durch eine Anmeldung beim Einwohnermeldeamt Rundfunkgebühren entstehen, sind diese durch den Mieter zu entrichten.

The green lung of the city, the Grafenberg Forest, is right behind the house.

The next tram stop, Pöhlenweg, is less than a two-minute walk away.
The trams run directly to the train station or straight to the old town in 15 minutes without having to change trains. A single change takes you to the airport in under 30 minutes. The highways 52 and 3 are only 6 and 7 minutes away by car.
Free parking is available in abundance on Staufenplatz 200 meters away. There is no need to search for a parking space! The fair can be reached in about 10 minutes by car.
Shops and the usual daily needs such as restaurants, an ice cream parlor, pharmacy, laundry, etc. are within walking distance.
Das Haus liegt sehr verkehrsgünstig gelegen im schönen Stadtteil Grafenberg.
Die grüne Lunge der Stadt, der Grafenberger Wald, liegt direkt hinterm Haus.
Er lädt zu langen Spaziergängen ein und hat einen tollen Trimmdichpfad.
Die nächste Strassenbahnhaltestelle Pöhlenweg liegt keine zwei Minuten zu Fuß entfernt.
Die Bahnen fahren ohne umsteigen zu müssen in jeweils 15 min. direkt zum Bahnhof oder schnurstracks in die Altstadt. Mit einem Mal Umsteigen kommen Sie in unter 30min zum Flughafen. Die Autobahnen 52 und 3 sind nur 6 bzw. 7 Minuten mit dem Auto entfernt.
In 200 Metern Entfernung steht kostenlose Parkfläche auf dem Staufenplatz in Hülle und Fülle zur Verfügung. Es ist keine Parkplatzsuche nötig! Die Messe ist in etwa 10 Minuten mit dem Auto zu erreichen.
Einkaufsmöglichkeiten und die üblichen Dinge des täglichen Bedarfs wie Restaurants, eine Eisdiele, Apotheke, Wäscherei usw. liegen fußläufig erreichbar nah.

Die Wohnung wurde vor ca. 3 Jahren saniert und befindet sich daher in einem sehr guten Zustand.
Besichtigung gerne in der Zeit von 8.00 - 9.00 oder ab 17.30 - 21.00. Nach Absprache sind auch andere Zeiten möglich.
Sollten noch offene Fragen bestehen, bitte einfach melden. Es gibt für fast alles eine Lösung. Die Wohnung ist eigentlich für eine Person gedacht. Eine Anmietung von zwei Personen ist zwar ok, kostet dann jedoch 50€ Aufpreis für die zweite Person.
Falls gewünscht, kann auch ein Putzservice gebucht werden.
Rauchen ist in der Wohnung nicht gestattet.
