Zentrales, lichtdurchflutetes Einzelappartement im Stühlinger-Wohnheim für ein Jahr

Ich biete mein liebevoll eingerichtetes, möbliertes Einzelappartement zur einjährigen Zwischenmiete an.


!!! Das Einzelappartement ist Teil des Stühlingerwohnheims (Engelbergerstr. 41). Daher darf ich sie nur an einen immatrikulierten Studenten oder Studentin untervermieten, der oder die noch keine 6 Semester in einem Freiburger Wohnheim gewohnt hat. !!!


Mietzeitraum: 15.08.2017 – 31.08.2018. Mietbeginn ist nur +/- wenige Tage flexibel. Bewerbungen für die gesamte Mietdauer werden bevorzugt.
Miete: 293 € warm (inclusive Strom, Heizung, Internet, GEZ und Müll)
Kaution: 750 €

Zu der Wohnung: Sie ist 21 qm groß, dank Altbau eine sehr hohe Decke und wirkt daher noch größer. Sie liegt im Erdgeschoss auf der vom Eingang abgewandten Seite. Sie hat zwei große und hohe Fenster nach Westen, die auf einen kleinen Grünstreifen zeigen. Die Wohnung extrem ruhig, da gegenüber eine weitere Wohnanlage angrenzt und man gar keinen Lärm hat. Die Wohnung ist annährend quadratisch geschnitten und verfügt über eine eigene Küchenzeile und ein privates Bad. Im Keller gibt es einen kleinen Abstellraum, den man sich mit anderen Bewohnern und Bewohnerinnen teilt.

Nun zu der Einrichtung: Die Wohnung ist voll möbliert mit großen Kleiderschrank, Regal, ausklappbarer Tisch, Stühlen, Schreibtisch, Schreibtischstuhl, Bett (120 cm breit), Teppich, Kühlschrank, Mikrowelle, ganz neue Küchenzeile mit Marmorplatte, Ceran-Kochfeld und Backofen (!). Das Apartment besitzt ein eigenes Bad mit geräumiger Dusche, WC, Waschbecken und Spiegel. Die Einrichtung ist schlicht, Holz oder weiße Farbe, und deckt (meiner Meinung nach) alle Bedürfnisse ab, die man so beim Leben hat ;). Du darfst gerne diese Möbel mitbenutzen. Wenn du eigene Möbel mitbringen möchtest, ist in der Wohnung für kleinere Möbel auch noch etwas Platz, größere Möbel könnten schwierig werden. Mehrere Waschmaschinen und Trockner stehen im Keller und werden mit der Unicard bezahlt (1,50€/Waschgang). Im Keller kann auch die Wäsche aufgehängt werden.

Zu der Lage: Das Stühlingerwohnheim ist das zentralste aller Wohnheime mitten im schönen Stühlinger-Viertel. Von dort ist es nur 4 min zur Straßenbahnhaltestelle Eschholzstraße, 7 min zu Fuß zum Bahnhof und 7 min mit dem Fahrrad in die Uni und Stadtzentrum (und ich fahre langsam Fahrrad ;)). Penny, Edeka und eine Tankstelle sind auch gleich um die Ecke. Genauso wie zwei schöne Parks. Das Wohnheim ist mit 330 Studierenden überschaubar und familiär, und hat trotzdem einiges zu bieten: große Wiesen zum Sonnen und Chillen, Grillstellen, Tischtennisplatte, Gemeinschaftsgarten und natürlich die legendäre Mudom-Bar ;)

Zu dir: das einzige harte Kriterium ist, dass du während des Mietzeitraums eingeschriebener Student oder eingeschriebene Studentin einer Freiburger Uni bist. Darüber hinaus wäre es mir lieb, wenn du das ganze Jahr bleibst, respektvoll mit meinen Möbeln umgehst und nett zu den Nachbarn bist.
Wenn dir meine 1-Zimmerwohnung gefällt und du Interesse an einer Zwischenmiete hast, dann melde dich bei mir mit einer kurzen Nachricht, in der du auch ein bisschen von dir erzählst, wann du einziehen kannst, wie lange du hier wohnen möchtest... :)

I’m offering my lovely one-roomed apartment/studio flat in the students’ residence “Stühlinger” as a sublease for the duration of a year.


!!! You must be an enrolled student of a University in Freiburg to live here. Applications from non-students cannot be considered!!!


Duration of rent: 15/08/2017 to 31/08/2018. Move-in date only flexible within +/- couple of days. Applications for the whole duration preferred.
Rent: 293 € (including all additional costs such as internet, heating, electricity…)
Deposit: 750 €

The apartment: It consists of one room with a small kitchenette and a private bathroom. The room has approx. 21 qm, and is square-shaped. The high ceiling makes it appear very spacious. It has two large windows facing west, which illuminate the room with bright light. It’s located on ground floor, facing to the opposite side of the entrance. As it faces another quiet housing area, you won’t hear any traffic or other noise. There is a small shared storage room in the basement.

The furniture: The room is fully furnished: large wardrobe, shelves, table with chairs, desk, desk chair, bed (120 cm wide), carpet, fridge, microwave, newly installed kitchenette with sink, fancy stove and oven. The bathroom has a shower, toilet, sink and mirror. There is pretty much everything you need (and probably even more ;)) in the apartment. So, you would just need to bring your personal belongings. There are washing machines in the basement (you pay with your Unicard: 1,50 €/washing) and you can also dry your clothes there.

The location: the “Stühlinger residence” is located most central of all residences, in the beautiful Neighborhood “Stühlinger”. To get a feeling for how central it is: 4 min on foot to the tram station Eschholzstraße, 7 min on foot the train station and 7 min by bike to the city center and university (for me as a slow walker and slow biker ;)) Supermarkets (Penny and Edeka) as well as a petrol station are also close by. There are also two awesome parks just around the corner. With 330 people, the residence is quite small but still has many things to offer: outdoor areas, BBQ area, a community garden and, of course, the awesome Mudom bar!

You: The only official requirement is that you must be an enrolled student at one of Freiburg’s Universities for the duration of the rent. Furthermore, I personally would like you to stay the whole year, treat my belongings with respect and be nice to the neighbors :)
