Request for 1-room flat near TUM Garching

Hello ,
I am coming to TUM Garching to start my master program, and wish to find a one-room flat before October.

Personal Info:
I am a male, currently a student from China. I am a quiet person, don’t like to party. I do not smoke and keep no pet. I am also a very organized person, who will always keep the flat clean and tidy.
I have no financial difficulty, which means I am able to pay the rent on time.
I am going to stay in Garching for at least 3 years for my master program, so it is likely that I will keep the flat for that long. But I prefer a yearly contract.
I plan to arrive in Garching at the end of September. So before my arrival I can only arrange for online interviews. But I am happy to provide materials to prove my reliability.
The date can be negotiated.

Requirements:
The flat would be a one room flat near TUM Garching with a bathroom and kitchenette.
I need to be able to register on the flat.
Other furniture like bed, desk and wardrobe are not necessary.
Heating and internet are needed. But TV is not necessary.
I need sunlight, and a balcony is preferred.
A rent of no higher than €900 is acceptable.
