15 MINUTES TO CITY CENTRE

Absolutely safe neighborhood, tram station at 4 minutes walking distance, 10 minutes to large supermarket with restaurant, bakery and drugstore.

The tram line 24 takes you all day long, every 10 minutes, from the Heidelberg train station to Rohrbach Markt, the ride takes only 12 minutes and from there it is only a 3-minute walk to the flat. Please see one of my last fotos for directions on how to get from the tram station to the flat.

To get to the old town, take tram 23 to Bismarckplatz. It is a 13-minute ride.

To get back to the flat, take tram line 23 again if you travel until 12:08 a.m., after that, take the moonliner bus M1. It is available until 4:38 a.m. and goes every 30 to 60 minutes.
A taxi costs about 12 Euros from the flat to the old town.

► Not suitable for children (2-12 years)
► Not suitable for infants (under 2 years)

► No smoking
► No parties or events
► Tenant must fill in and sign a legal registration form upon arrival.
►No unconfirmed guests or visitors – night or day. Failure results in eviction from premises without refund or - at my own discretion - 50 Euros surcharge per day for each unconfirmed guest/visitor. Charges for guests and visitors apply.
► No noisy activities at all times, quiet hours from 10 p.m. to 8 a.m., 1 p.m. to 3 p.m., Sundays and holidays.
► Tenant is liable for all damages caused during their stay including illegal Internet use.
► Please consult with me for check-in time at the latest 2 days before arrival and for check-out at the latest 1 day before departure. Latest check-out time is 12 a.m. (noon), no self-check-out!
► Always lock the flat with your key.
► Switch off the lights when not in use, turn down heating before going out and at night, open windows only 5 to 10 minutes when heating turned on, close windows before going out.
► Let in fresh air at least twice per day, especially in bedrooms and after cooking.
► Shower before 11:30 p.m. or in the morning and leave the bathroom door open after showering. Wipe out the shower and sink with a towel and remove water from the furniture/faucets. It only takes 2 minutes. Please also remove any hair from the shower and sink.
►No peeing while standing (please sit down)
►Trash separation (explained upon arrival) is obligatory.
► Please clean up after yourself. The tenant is expected to clean all spaces roughly once per week and leave the apartment fully cleaned for the next guests on the day of checking out. Otherwise, I will clean for you and charge 25 Euros per cleaning hour.
►Kitchen best suited for light cooking only (windowless kitchen). Please refrain from using strong spices (esp. turmeric, cumin, etc.). Use air freshener after kitchen use.
► Due to exploding energy prices, room temperatures are limited to 22 degrees Celsius from 7 a.m. to 10 p.m. and 20 degrees Celsius from 10 p.m. to 7 a.m. Please be reasonable with hot showers, prices for hot water have more than tripled over the year. Above-average utilities will be taken from the deposit.

► Bei Ankunft ist vom Mieter das gesetzlich vorgeschriebene Meldeformular vollständig auszufüllen und zu unterschreiben.
► Keine Gäste oder Besucher ohne vorherige Zustimmung (Tag und Nacht). Bei Nichtbeachtung erlischt der Mietvertrag ohne Kostenerstattung oder es erfolgt eine Nachberechnung von 50 Euro für jeden unberechtigten Gast/Besucher pro Tag.
► Auf Zimmerlautstärke achten und Ruhezeiten von 22 Uhr bis 8 Uhr, 13 bis 15 Uhr sowie an Sonn- und Feiertagen einhalten.
► Der Mieter haftet für jeglichen während des Aufenthalts verursachten Schaden einschließlich illegaler Internetnutzung.
► Bitte vereinbaren Sie spätestens 2 Tage vor Ankunft eine Check-in-Zeit und spätestens 1 Tag vor Abreise eine Check-out-Zeit mit mir. Die späteste Check-out-Zeit ist 12 Uhr (Mittag). Keine Abreise ohne Wohnungsübergabe!
► Die Wohnung ist stets mit Schlüssel abzuschließen.
► Lichter beim Verlassen eines Raumes ausschalten, Heizung vor Verlassen der Wohnung und nachts herunterdrehen, Fenster maximal 5 bis 10 Minuten bei eingeschalteter Heizung öffnen, beim Verlassen der Wohnung Fenster schließen.
► Aufgrund der explodierenden Energiepreise ist die Raumtemperatur auf 22 Grad Celsius zwischen 7 Uhr und 22 Uhr sowie auf 20 Grad Celsius zwischen 22 Uhr und 7 Uhr begrenzt. Bitte schränken Sie sich beim Duschen auf ca. 5 Minuten ein, die Warmwasserpreise haben sich mehr als verdreifacht. Überdurchschnittliche Nebenkosten werden über die Kaution nachberechnet.
► Bitte mindestens zwei Mal täglich lüften, insbesondere in Schlafräumen und nach dem Kochen.
► Duschen vor 11.30 abends oder am Morgen, Badezimmertür nach dem Duschen geöffnet lassen. Waschbecken und Dusche nach Benutzung mit Handtuch kurz durchwischen und Möbel/Armaturen trocknen. Es dauert nur 2 Minuten. Haare aus Dusche und Waschbecken entfernen.
► Bitte nur im Sitzen pinkeln.
► Mülltrennung gemäß Einweisung bei Ankunft.
► Die Wohnung ist in sauberem und hygienischem Zustand zu halten. Alle Räume sind ca. 1 Mal wöchentlich selbst zu reinigen. Am Ende des Mietvertrags ist die Wohnung vollständig gereinigt zu übergeben. Anderenfalls stelle ich 20 Euro pro Reinigungsstunde in Rechnung.
►Intensives Kochen bitte vermeiden (fensterlose Küche). Bitte keine geruchsintensiven Gewürze (z.B. Kurkuma, Kumin, Knoblauch) verwenden. Bitte nach dem Kochen Raumdeo verwenden.
