da ich ab Februar Magdeburg verlassen werde, suche ich für meine gemütliche, helle 30m² große Ein-Zimmer-Wohnung einen Nachmieter.
Die Wohnung befindet sich auf der Ebendorfer Chaussee 45 nahe der Lübeckerstraße mit guter Anbindung an die Bahnlinien 1 (Milchweg), sowie 8, 9 und 94 (Klosterwuhne). Mit der Bahn oder mit dem Fahrrad ist die Uni in 10 bis 15 Minuten zu erreichen. Einkaufsmöglichkeiten (Netto, Edeka, Rossmann) sowie eine Poststation gibt es in unmittelbarer Nähe. Die Wohnung verfügt über ein Badezimmer mit Dusche und über eine Kochnische und geräumiger Abstellkammer. Außerdem ist sie mit einem Bett, einem Schreibtisch, einem Esstisch, einem Schrank und Bücherregalen ausgestattet,
die bei Interesse vollständig oder teilweise übernommen werden können (Neupreis ca. 1200€, Übernahmepreis verhandelbar). Auf dem Dachboden hat jeder Mieter einen eigenen abschließbaren Abstellraum.
Im Kellergeschoss befindet sich ein Fahrradabstellraum sowie eine münzbetriebene Waschmaschine und ein Trockner.
Beim Vermieter kann auf Wunsch sowohl ein Außenstellplatz für 20,00 €, als auch ein Tiefgargenstellplatz für 35,00 € angemietet werden.

in Ebendorfer Chaussee 45. The apartment is easily accessible with tram line 1 (stop: Milchweg) or 8, 9 and 94
(stop: Klosterwuhne). By tram or by bike it takes about 10 to 15 minutes to main campus. Supermarkets
(Netto, Edeka, Rossmann) and a post station can be reached by foot.
The apartment has a bathroom as well as a kitchenette with a storeroom. Besides, there is a bed, a desk, a table,
a wardrobe as well as bookshelves that you could buy from me in part or in total (purchase price in total around 1200€, takeover price negotiable). With the room you get a private store room in the attic.
In the basement there is an extra room for bikes as well as washing machine and laundry dryer that work with coins that can be bought by the caretaker. It is possible to rent a parking place outside for 20,00€ or a parking place in the basement garage for 35,00€.
