Ich suche einen Nachmieter für meine 1-Zimmerwohnung im schönen Bogenhausen ab dem 1. März. Die Vermieter wünschen sich ein langfristiges Mietverhältnis von mindestens einem Jahr.
Die Wohnung kombiniert zwei Eigenschaften, bei denen man bei vielen anderen 1-Zimmerwohnungen Abstriche machen muss: Erstens gibt es eine Waschmaschine direkt in der Wohnung. Zweitens ist die Küche nicht mitten im Zimmer, sondern in einem separaten Bereich. Mit einem Vorhang bleiben die Gerüche weitestgehend in der Küche, sodass man hier gut täglich kochen kann.
Außerdem ist die Wohnung komplett möbliert und mit Küchenutensilien ausgestattet. Diese gehören zur Wohnung und kosten keine Ablöse. Lediglich der Bürostuhl gehört mir, den werde ich mitnehmen.

I am looking for a new tenant for my 1-bedroom apartment in beautiful Bogenhausen from March 1. The landlords want a long-term tenancy of at least one year.
The apartment combines two features where you have to cut corners in many other 1-bedroom apartments: First, there is a washing machine right in the apartment. Second, the kitchen is not in the middle of the room, but in a separate area. By using a curtain, the smells stay in the kitchen as far as possible, so you can cook comfortably here on a daily basis.
Also, the apartment is fully furnished and equipped with kitchen utensils. These belong to the apartment and do not cost any one-off payment. Only the office chair is mine, which I will take with me.
Die Lage ist wirklich super. Die Wohnung selbst ist sehr ruhig und von der nahen Hauptstraße durch Bepflanzung abgegrenzt. Direkt um die Ecke ist die Haltestelle Böhmerwaldplatz, von dort fährt die Buslinie 59 in wenigen Minuten in den Englischen Garten und die U4 in unter 10 Minuten in die Innenstadt. Ansonsten kommt man mit dem Fahrrad auch in 15-20 Minuten in die Stadt. Die wunderschönen Maximiliansanlagen am Ostufer der Isar erreicht man zu Fuß in 20-25 Minuten. Generell lässt es sich in der Nachbarschaft gut spazieren.
Einkaufsmöglichkeiten für den täglichen Bedarf sind reichlich vorhanden. In einem Radius von 10 Fußminuten gibt es einen Rewe, einen Aldi, zwei Edekas, einen Basic, einen Rossmann, zwei Apotheken und einen für Münchener Verhältnisse gut sortierten Asiamarkt. In Homeoffice-Zeiten ist das Cafe Weyerer mit seinem Mittagsangebot zum Mitnehmen ein echter Lebensretter, und die Eisspezialitäten bei Buongiorno sowie die Pizza und Pasta bei Francesco verströmen einen Hauch von Italien.
Zusätzlich wird der Alltag dadurch erleichtert, dass es in unmittelbarer Nähe viele Arztpraxen gibt. Wer gerne mal ein Auto mietet: Sixt und Europcar haben in Fußreichweite je eine Filiale. Dort in der Nähe gibt es auch eine DHL Packstation.

The location is really great. The apartment itself is very quiet and separated from the nearby main street by planting. Right around the corner is the stop Böhmerwaldplatz, from there the bus line 59 takes a few minutes into the Englischer Garten and the U4 reaches the city center in less than 10 minutes. Otherwise, you can also get to the city by bike in 15-20 minutes. The beautiful Maximiliansanlagen on the east bank of the Isar can be reached on foot in 20-25 minutes. In general, it is pleasant to have a stroll in the neighborhood.
Shopping facilities for daily needs are plentiful. In a 10-minute walking radius, there is a Rewe, an Aldi, two Edekas, a Basic, a Rossmann, two pharmacies and an Asian market that is well-stocked by Munich standards. In home office times, Cafe Weyerer is a real lifesaver with its takeaway lunch offer, and the ice cream specialties at Buongiorno and the pizza and pasta at Francesco exude a touch of Italy.
In addition, everyday life is made easier by the fact that there are many medical practices in the immediate vicinity. Those who like to rent a car: Sixt and Europcar each have a branch within walking distance. There is also a DHL Packstation nearby.
