Die Wohnung liegt im 2. Stock. In ihr befinden sich ein kleines Bad, ein kleiner separater Raum (ca 5m2) der derzeit als begehbarer Kleiderschrank genutzt wird, Balkon, sowie ein Wohn/Schlafzimmer und eine davon abgetrennte Küche mit Nachmittagslicht. Die Wohnung bekommt viel Sonne ab, sodass man auch im tiefsten Winter bei Sonnenschein schön entspannt auf dem Balkon sitzen kann.
Die Wohnung wird teilmöbliert vermietet. Ein kleiner Esstisch mit Stühlen sowie ein großes Bett, Bücherregal könnten von dir benutzt werden (bei Wunsch kann man jedoch auch darüber reden ob ich die Möbel rausschaffe). Im Oktober werden auch nochmal neue Fenster eingesetzt, die schalldicht sind. Generell ist die Wohnung aber auch jetzt schon relativ ruhig.
Im Keller des Hauses befinden sich ein Fahrradkeller, eine große Garage, Waschmaschine und Trockner sowie Raum zum Aufhängen der Wäsche und ein Kellerabteil in denen man seine Sachen lagern kann (ca 5m2 groß).
Das Haus ist generell ruhig und Stress mit den anderen Bewohnern gab es bisher nicht. Vorerst ist der Vertrag auf 3 Jahre befristet, wenn alles passt lässt sich das Mietverhältnis jedoch eventuell auch verlängern.
The apartment is on the second floor. In it there is a small bathroom, a small separate room (approx. 5m2) which is currently used as a walk-in wardrobe, balcony, as well as a living/bedroom and a separate kitchen with afternoon light. The apartment gets a lot of sun, so that even in the deepest winter you can sit on the balcony in sunshine and relax.
The apartment is partly furnished. A small dining table with chairs as well as a big bed, bookshelf could be used by you (but if you wish you can also talk about if I can get the furniture out). In October new soundproof windows will be installed. In general, the apartment is already relatively quiet.
In the cellar of the house there is a bicycle cellar, a big garage, washing machine and dryer as well as a room for hanging up the laundry and a cellar compartment in which you can store your things (approx. 5m2 large).
The house is generally quiet and there was no stress with the other residents. For the time being the contract is limited to 3 years, but if everything fits the tenancy can possibly be extended.
Die Wohnung liegt 4 Gehminuten von der Gartenstraße und 7 Gehminuten von der U-Bahnstation Petuelring entfernt, was heißt, dass man in weniger als 15 Minuten in der Stadtmitte ist. Die Wohnung liegt direkt ( nicht mehr als 20 meter entfernt) am Luitpoldpark, der sich gut zum Joggen eignet und im Sommer sogar sein Freibad (Georgenschweigbad) öffnet. Zu Fuß ist auch der Olympiapark in weniger als 10 Minuten zu erreichen, was gerade im Sommer ein absolutes Highlight ist.
Auf der anderen Straßenseite befinden sich in unmittelbarer Nähe Penny, Edeka, ein Sushi Laden, eine Pizzeria, Fitnessstudio, Apotheke, DHL Paketshop, Reinigung, Bäckerei, und vieles weiteres.
Mit der Tramlinie 27 ist man in ca 12. Minuten im Herzen der Maxvorstadt. Auch der Hauptbahnhof ist super angebunden (mit U-Bahn ca. 15 Minuten). Zum Marienplatz braucht man ca. 17 Minuten mit der U-Bahn.
The apartment is 4 minutes' walk from Gartenstraße and 7 minutes' walk from the Petuelring underground station, which means that you are in the city centre in less than 15 minutes. The apartment is located directly (not more than 20 meters away) at the Luitpoldpark, which is well suited for jogging and in summer even opens its outdoor pool (Georgenschweigbad). The Olympic Park can also be reached on foot in less than 10 minutes, which is an absolute highlight especially in summer.
On the other side of the street there are Penny, Edeka, a sushi shop, a pizzeria, fitness studio, pharmacy, DHL parcel shop, cleaning, bakery, and much more.
Tram 27 takes you to the heart of Maxvorstadt in about 12 minutes. The main station is also very well connected (approx. 15 minutes by underground). Marienplatz is about 17 minutes away by subway.
