Untermieter gesucht //Mindestens von 5.10. - 1.2.2023 / auch unbefristet moeglich

Meine sehr gemütliche und geräumige Ein-Zimmer-Wohnung mit separater Küche ist sehr zentral und ruhig in Schwabing gelegen - nur eine Minute vom Hohenzollernplatz und fünf Minuten vom Luitpoldpark entfernt.
Die Wohnung ist ab 5.10.2022 frei und der Mindestmietraum ist mindests drei Monate, da ich keine Möglichkeit habe, einen neuen Mieter in dieser Zeit zu finden. Eine flexible Vermietung (mind. 80% pro Monat waere auch moeglich).

Die Wohnung ist komplett möbliert, es gibt ein Bett (140 x 200 cm), einen großen Kleiderschrank, eine Kommode, eine Vitrine, ein Sideboard und einen Esstisch mit drei Stühlen und einer Sofa-Eckbank, die man auch als Doppelbett nutzen kann, wenn man Freunde oder Familie zu Besuch hat. Das Bad hat eine Dusche (leider kein Fenster) und es gibt eine eigene Waschmaschine, sowie eine Waschmaschine und einen Trocker im Dachboden zur allgemeinen Nutzung.

Die Wohnung ist sehr ruhig, die Nachbarn hört man so gut wie gar nicht und man hat alles, was man braucht, direkt in unmittelbarer Nähe.

Direkt gegenüber ist die U-Bahn-Haltestelle Hohenzollernplatz // U2 und die Bus- und Tramhaltestelle Hohenzollernplatz ist auch in nur zwei Minuten zu Fuß zu erreichen.

Das Einzugsdatum ist der 5.10.22.

Heizung (Erhoehungen sind einkalkuliert), Internet und Strom ist im Mietpreis inkludiert.

My very comfortable and spacious one-room flat with a separate kitchen is located very centrally and quiet in Schwabing - only one minute from Hohenzollernplatz and five minutes from Luitpoldpark.
The flat is initially free from 5.10.22 - 01.02.2023 or longer - six months rent is obligatory as I have no possibility to find a new tenant during this time. A flexible model (e.g. for someone who spends some time outside of Munich) is possible / 80% mininum / details can be discussed.

The flat is completely furnished, there is a bed (140 x 200 cm), a large wardrobe, a chest of drawers, a showcase, a sideboard, and a dining table with three chairs and a sofa corner bench, which can also be used as a double bed when you have friends or family visiting. The bathroom has a shower (unfortunately no window) and there is a separate washing machine, as well as a washing machine and a dryer in the attic for general use.

The flat is very quiet, you can hardly hear the neighbors and you have everything you need right next door.

Directly opposite is the underground station Hohenzollernplatz // U2 and the bus and tram stop Hohenzollernplatz is also only a two minute walk away.

Move-in date 05.10.21.

Internet and electricity are included in the rent.
