The cozy studio is located in the Servitenviertel and offers a beautiful view over Vienna. In the hallway there is a chamber which I use as a built-in wardrobe. The bathroom (pictures to follow) has a bathtub and enough storage space. The living room has on the left a fitted kitchen with stove, dishwasher and dining table. On the right side I have my bed and small shelves. The balcony is quite small, but you have sun in the morning and afternoon/evening and it is super to drink coffee. The apartment is very bright during the day due to the large window.
In the courtyard is space for bicycles.

Das gemütliche Studio liegt im Servitenviertel und bietet einen schönen Blick über Wien. Im Flur gibt es eine Kammer die ich als Einbauschrank funktioniert habe. Das Bad (Bilder folgen noch) hat einen Badewanne und genügend Stauraum. Der Wohnraum hat links eine Einbauküche mit Herd, Geschirrspüler und Esstisch. Auf der rechten Seite habe ich mein Bett und kleine Regale. Der Balkon ist zwar recht klein, doch hat man Morgens und Nachmittags/Abends Sonne und es lässt sich super Kaffee trinken. Die Wohnung ist durch das große Fenster tagsüber sehr hell.
Im Innenhof gibt es Parkmöglichkeiten für Fahrräder.
In general, the location is super central and you can reach many things by foot.
Located in the lively Servitenviertel, the apartment is surrounded by small stores, cafes, bars and restaurants. The Palais Lichtenberg and the Donaukanal offer wonderful green spaces to relax, drink beer and do sports and especially now in summer the terrace of the Luxor's invites you to talk, drink and linger.
Supermarkets can be found (like almost everything you need) in the Servitengasse and are less than 3 minutes away.
Directly at the end of the alley is the U4 station Rossauer Lände. From the apartment door you walk about 4 min.
In the other direction you walk through Servitengasse and find the streetcar line D in about 5 minutes walk. To the University of Vienna/ NIG/ Campus/Juridicum it takes about 10 min. by foot.

Generell ist die Lage super zentral und man erreicht vieles zu Fuß.
Im belebten Servitenviertel gelegen ist die Wohnung umgeben von kleinen Geschäften, Cafés, Bars und Restaurant. Das Palais Lichtenberg und der Donaukanal bieten wilkommende Grünflächen zum relaxen, Biertrinken und Sport machen und gerade jetzt im Sommer läd die Terrasse des Luxors´s zum reden, trinken und verweilen ein.
Supermärkte findet man (wie eig fast alles was man braucht) in der Servietengasse und sind keine 3 Minuten entfernt.
Direkt am Ende der Gasse liegt die U4 Station Rossauer Lände. Von der Wohnungstür geht man ca. 4 min.
In anderer Richtung geht man durch die Servitengasse durch und findet die Straßenbahnlinie D in ca. 5 Minuten Fußweg. Zur Universität Wien/ NIG/ Campus/Juridicum braucht man zu Fuß ca 10 min.

I would prefer if no pets would move in, but there is room for discussion. In general, I just appreciate cleaning rule and good communication, as I would like to move in the apartment again in autumn. Since I live in the apartment myself with my boyfriend, couples are also welcome.
I would like to first make out a month, with space to extend :)

Wenn du dich angesprochen fühlst schreib mir gerne jederzeit hier eine Nachricht : )
Ich würde es bevorzugen wenn keine Haustiere einziehen würden, aber da gibt es Raum zur Diskussion. Generell schätze ich einfache Putzregel und gute Kommunikation, da ich die Wohnung in Herbst wieder bewohnen möchte. Da ich selbst mit meinem Freund in der Wohnung wohne sind auch Paare willkommen.
Ich würde gerne erstmal einen Monat ausmachen, mit Raum zur Verlängerung.
Besichtigungen sind ab 11.06 sowohl in Person oder Online möglich.
