Hi there potential new flatmate,
I will go to study abroad and my room will be vacant for the period. We are looking for someone to stay and enjoy living with my lovely flatmate Georg in the meantime :)
We are looking for someone to stay until end of February 2024 for now, with an option to extend the stay for another semester, depending on my studies and how things develop in the flat of course. If that is of interest for you, we would discuss this in detail with you in autumn/winter.
You will live in a fully furnished ~24 m² room with all the furniture you can see on the pictures. Since I need to store some of my stuff, I have put all of it in the small gray wardrobe and in the boxes on the top, so the rest of the space is all for you to make your home.
Your window is facing north, the flat is on the 4th floor and the other half of the flat is facing south, so plenty of light even in winter. It's bright, however, if you are looking for direct sun in your room, you will be disappointed. The sunny side balcony, bathtub and huge living room compensate for that though.
The flat is located between U4 Schönbrunn, U4 Meidlinger Hauptstraße and U6 Längenfeldgasse, all of them roughly 5-10 minutes walk away, you have the bus 57A in front of your house, and 5, 9, 18, 52, 60 trams 10 minutes away. Several bicycle lanes/highways leading to and from the city as well.
Billa, Hofer, Bipa, Penny, Pharmacy, and loads of smaller markets and shops and many cute bars and cafes, for instance around Reindorffgasse, are in the immediate vicinity.
The balcony is facing south in the 4th floor, so it's a very bright place even in winter, but the best part, Auer Welsbach Park and Schönbrunn are right around the corner, so your want for green will be satisfied as well.
It has to be said, that Sechshauserstraße is a through street, and your window is facing the road. However, with closed windows, is no louder than most flats in Vienna. If you are looking for a totally silent room, this is not for you though. I sleep alright with an open window at night.
All in all, a perfect balance of all the amenities and infrastructure of a major city right next to as much greenery as you want.

If you are looking for someone who is equally passionate about food, music, taking good care of nature and about the relationships with the people around him, you just hit jackpot. Georg is the most amazing and caring flatmate one could ask for. He is a professional drummer in several bands, and side hustles in fine dining, so be prepared for a wide variety of excellent music, wine and bad jokes.
When he is not out and about on gigs or working, he spends much of his time the living room practicing on his drumpads or silent drumkit. Don't worry, it's all silenced, so you can barely or not at all hear it in your room. But you will have to accept the living room as sort of an extended rehearsal area and office for him some days. His room is significantly smaller than yours, so that is the solution we came up with.
So our flat is very much also a social place, so if you like to share how your day went, sit together in the evening, cook together and share in each others live a little, this is the place for you. Of course, your privacy in your room will always be respected. Bundle up in your room as much as you want :)
You can spend amazing time with Georg cooking up vegetarian foods in the kitchen, have game nights in the living room home cinema together with a couple of beers or excellent wine with him and his girlfriend who stays over from time to time, and in general be in the company of a super respectful, sometimes a little quirky, flatmate with whom you can negotiate your needs in the flat like a grownup.
In reverse, you are expected to bring that maturity with you aswell, be respectful of the space and people, clean up after yourself - especially the kitchen and bathroom... all those little but important things, that one might expect from a grown up.

Hardfacts:
You will have to pay a deposit of 3x the monthly rent for your stay €1.527,- which you will recieve back fully at the end of your stay.
Your part of the rent will be €508,- plus €62,- (50% gas/electricity) plus €15,- (50% internet).
