Die geräumige Wohnung hat zwei Zimmer, das größere ist 22m² groß und ist jetzt schon frei. Im Zimmer befindet sich ein kleiner Kleiderschrank und ein Bett (160x200) mit Matratze und bei Bedarf auch Bettwäsche. Das große, lichtdurchflutete Fenster geht zur Straße, ist aber trotzdem sehr ruhig, da die Gasse wenig befahren ist und die neuen Fenster auch einen sehr guten Schallschutz bieten. Wer Treppen nicht wirklich mag, wird diese Wohnung lieben, denn sie liegt im Mezzanin (Zwischengeschoss zwischen Erdgeschoss und 1. Stock).
Insgesamt ist die Wohnung sehr gemütlich und bietet alles, was man zu zweit braucht. Die Küche ist neuwertig und komplett ausgestattet, im Bad gibt es sogar zwei Waschbecken. Waschmaschine und Geschirrspüler sind ebenfalls vorhanden. Neben der Küche gibt es sogar eine kleine Sauna, die man gerne benutzen kann, wenn man der Spa-Typ ist! Die Wohnung ist insgesamt 74m² groß, es gibt also genug Platz. Das Besondere an der Wohnung ist der Altwiener Baustil, mit hohen Decken, Flügeltüren und einem einzigartigen Flair!
Der Mietvertrag ist vorerst bis 30.06. befristet. Im Mietpreis (580€) sind alle Nebenkosten enthalten, du brauchst also nur deine Sachen packen und einziehen. Wie es danach weitergeht, kann im Laufe des nächsten Jahres mit der Vermieterin besprochen werden. Vielleicht gibt es sogar die Möglichkeit, die ganze Wohnung zu mieten. Aber das wird sich erst später herausstellen, bis dahin kannst du es dir in diesem schönen Zimmer gemütlich machen :)

The spacious apartment has two rooms, the larger of which is 22m² and is already free for rent. The room has a small wardrobe and a bed (160x200) with mattress and sheets (if you need some). The large, light-filled window faces the street, but it is very quiet as the alley is not very busy and the new windows also provide good sound insulation. If you don't really like stairs, you will love this flat, as it is located on the mezzanine (intermediate floor between the ground floor and 1st floor).
Overall, the apartment is very comfortable and has everything you need for two people. The kitchen is quite new and fully equipped and there are even two sinks in the bathroom. A washing machine and a dishwasher are waiting to be used. There is even a small sauna next to the kitchen, which is perfect, if you are the spa type! The apartment is 74 square metres in total, so there's plenty of space. The apartment is built in the old Viennese style, with high ceilings, double doors and a unique flair!
The rent is initially limited until 30 June. All utilities are included in the rent (580€), so all you have to do is pack your bags and move in. What happens after that can be discussed with the landlady over the course of the next year. There may be an option to rent the whole flat. But that will become clear later, until then you can make yourself comfortable in this lovely room :)

- Die Wohnung liegt in der Blechturmgasse im 4. Bezirk, direkt an der Grenze zum 5. Bezirk.
- Die Straßenbahnlinie 18 hält direkt vor der Tür, ca. 1 Gehminute, wenn du eher der langsame Typ bist.
- Die Buslinie 13A ist ca. 5 min. zu Fuß entfernt. Damit fahre ich am häufigsten in die Stadt.
- Der Hauptbahnhof ist ca. 7 min zu Fuß entfernt, super praktisch, wenn du verreisen möchtest.
- Die Straßenbahnlinie 1 ist ca. 10min zu Fuß entfernt, also insgesamt eine wirklich tolle Lage!
- Verschiedene Supermärkte und Geschäfte sind alle in der Nähe, wie überall in Wien auch.
- In der gleichen Gasse befindet sich auch ein kleiner Park - ideal um abends frische Luft zu schnappen.

- The flat is located in an alley in the 4th district, right on the border to the 5th district.
- Tram line 18 stops right outside the door, about a 1-minute walk if you're the slow type :)
- Bus line 13A is about a 5-minute walk away. This is my favourite way into the city.
- The main train station is about a 7-minute walk away, which is super convenient if you're travelling.
- Tram line 1 is about a 10-minute walk away, so overall a very good location!
- Various supermarkets and shops are all nearby, just like everywhere else in Vienna.
- There is also a small park in the same alley - ideal for getting some fresh air in the evening.

Du wirst mit mir wohnen - mein Name ist Viktor und ich bin 30 Jahre alt und komme ursprünglich aus Deutschland. Vor zwei Jahren kam ich nach Wien, um in einem technischen Start-Up zu arbeiten und mache gerade eine kleine berufliche Pause. Nächstes Jahr werde ich wieder ins Berufsleben einsteigen und suche daher idealerweise jemanden, der ebenfalls berufstätig ist und seine (hoffentlich wilde) Studentenzeit bereits hinter sich hat. Ich führe ein ruhiges und entspanntes Leben, eine gute und freundliche Atmosphäre ist mir sehr wichtig. Außerdem schätze ich Sauberkeit und Ordnung und hoffe, dass du das auch tust. Ansonsten bin ich ein sehr aufgeschlossener Mensch und wir können jederzeit gerne etwas zusammen unternehmen. Aber selbst wenn wir nicht die besten Freunde werden, aber es trotzdem schaffen, freundschaftlich zusammenzuleben, ist das natürlich auch in Ordnung. Nach langjähriger WG-Erfahrung finde ich, dass es immer auf die richtige Balance zwischen gemeinsamer Zeit und genügend Privatsphäre ankommt. Du auch? Dann freue ich mich auf dich! :)

I will start working again next year and am therefore ideally looking for someone who is also working and has already left their (hopefully wild) student days behind them. I lead a quiet and relaxed life, a good and friendly atmosphere is very important to me. I also appreciate cleanliness and tidiness and hope that you do too. Apart from that, I am a very open-minded person and we can always do something together. But even if we don't become best friends, but still manage to live together in a friendly way, that's okay too, of course. After many years of experience in shared flats, I think it's always important to find the right balance between spending time together and having enough privacy. Do you? - Die Kaution beträgt 500€. Ansonsten sind alle Nebenkosten in der Miete (580€) enthalten.
- Die Wohnung kann jederzeit besichtigt werden, schreibe mir einfach, damit wir einen Termin vereinbaren können.
- Wenn du deine eigenen Möbel mitbringen möchtest, kannst du das natürlich tun. Ich werde dann das Bett und den Schrank aus dem Zimmer entfernen.
- Grundsätzlich habe ich nichts gegen Haustiere, solange sie von der Größe her in die Wohnung passen.
