Einzimmerwohnung zum Wohlfühlen in zentraler Lage: St. Pauli

Hallo,

ich vermiete meine kleine, gemütliche Ein-Zimmerwohnung mit integrierter Küche. Also mein kleines Juwel, in dem man sich wohlfühlen kann. ♥ Man hat alles was man braucht in unmittelbarer Nähe:. Die Uni ist in ca. 10-15 min. Rad zu erreichen.
Einkaufsmöglichkeite gibt es auch gleich um die Ecke ((Aldi, Rewe, Budni, Biocompany etc.)
Der Planten und Bloomen Park zum Joggen und Spatzieren ist auch nicht weit. Noch näher ist der kleine Wohlerspark. Die Schanze mit vielen Cafes und Geschäften ist auch kleich um die Ecke.

Die Wohnung hat eine Badewanne und einen Balkon.

Es gibt allerdings keinen TV. Ein Kabelanschluss ist jedoch vorhanden. Die Miete beträgt 550,- pro Monat (inkl. Ökostrom und DSL Flat) . Da es nicht komplette 2 Monate sind-besteht die Möglichkeit über den gesamt Preis ein bisschen zu verhandeln. :)
Am Wochenende müsst Ihr das Fenster wahrscheinlich geschlossen halten, da es von draußen zu Geräuschen kommen kann.

Eine Bitte ist: Rauchen nur auf dem Balkon- ist in der Wohnung nicht gestattet.

Wichtig ist mir Sie in zuverlässige Hände abzugeben- nun hab ich es leider schon erlebt, das kurzfristig nach fester Zusage eine Absage kam, weil sich die persönlichen Pläne geändert hatten. Das kann zwar immer passieren, ist aber natürlich nicht schön, wenn es kurz vorher so ganz spontan passiert.
Die Wohnung ist eher geeignet für eine Person.
p.s. Über die Höhe der Kaution lässt sich evtl. reden.

I am looking for a person to rent my small and cosy one-room appartment. Important for me is that you are responsibile.
The university is by bicycle around 10-12 min. away. So, if you are looking for a place to start off with because you like to move to Hamburg. You really make a good choice here.
The location of the flat is absolutly brillant.
It is a one room appartment incl. kitchen area. No TV. The rent is 550.,- for one month (itn includes ökological electricity and DSL Flat). Because the complete time period is a bit shorter than 2 month, we can discuss about the whole rent.
There is a balcony. If you are a smoker you can smoke on the the balcony. Please no smoking inside.
Shopping possibilities are just around the corner (Aldi, Rewe, Budni, Biocompany etc.)
The Schanze area with all the lovely cafes and portuguies coffee shops is just a few minutes away too.

The matraze is on the floor. The flat is cosy. If you are interessted please contact write a few words about you and what you are doing.
