ich habe meine Eigentumswohnung in Berlin Kreuzberg renovieren, modernisieren und im Anschluss möblieren lassen, um damit eine gemütliche Wohngemeinschaft in bester Berliner Lage zu schaffen. Jetzt ziehen die beiden WG-Mieter aus und beide Zimmer sind wieder neu zu vermieten. Das große Zimmer hat ca. 21qm und das kleine Zimmer ca. 15qm.
Die All-inclusive-Miete (inklusive aller Kosten wie Strom, Heizung, Internet, Möbel etc.) beträgt 750 €, das kleinere Zimmer für 600 €. Ich weiß, dass es eine ordentliche Summe ist. Hierbei gilt es aber zu beachten, dass die Vorauszahlungen für Gas und Strom aufgrund der gestiegenen angepasst sind, um zu vermeiden, dass eine große Nachzahlung kommt.
Die genauen Maße der Zimmer findet ihr im Grundriss. Angeboten wird die Wohnung ab 01.08.2022. Nach Absprache mit den beiden bisherigen Mietern auch früher.
Die Mietdauer sollte mindestens ein Jahr betragen. Ich freue mich auf eure Bewerbungen mit allen üblichen Unterlagen/Selbstauskunft per Mail.

I had my condominium in Berlin Kreuzberg renovated, modernized and then furnished in order to create a comfortable shared flat in the best Berlin location. Now the two tenants are moving out and both rooms can be rented again. The large room is about 21 square meters and the small room is about 15 square meters.
The all-inclusive rent (including all costs such as electricity, heating, internet, furniture, etc.) is €750, the smaller room for €600. I know it's a tidy sum. It should be noted, however, that the advance payments for gas and electricity have been adjusted due to the increase in order to avoid a large additional payment.
The exact dimensions of the rooms can be found in the floor plan. The apartment will be offered from August 1st, 2022. Earlier if agreed with the two previous tenants.

The apartment is located in the middle of Berlin's district Kreuzberg. In this popular residential area you not only benefit from the excellent puplic transportaion, also
the neighborhood around the Oranienplatz with its numerous gastronomic offers is in about 10 minutes
accessible by foot. In the immediate enviroment, especially in the Oranienstraße and around the Kottbusser Tor, are also numerous gastronomic possibilities. The nearest supermarket is within aminute's walk. Other shops for daily needs as well as a drugstore, a pharmacy and a bank can be found around the Kottbusser Tor.
From the subway station "Moritzplatz" you will be at in about 8 minutes by foot - from here the U8 will get you in
short time to the famous Alexanderplatz. Within 2 minutes you can reach by foot also the metro station
"Prinzenstraße", where you can enjoy the direct connection to Warschauer Straße and City-West, thanks to the U1.
In order to spend your free time in the best possible way, nearby there is the water park "Sommerbad Kreuzberg" and the Böcklerpark.
The Böcklerpark can best be used for walks by the Landwehrkanal to the Admiralbrücke. From there you can chill by the water during the summer and listen to the famous Berlin street musicians.

Auf den Bildern fehlen noch einige Möbel wie zum Beispiel Kleiderständer (beide Zimmer), Garderobe (Flur), Teppich (Küche) und kleinem Tisch (großes Zimmer).

On the 3rd floor of a 5-floor apartment building, the bright apartment welcomes you in a corridor that gives you easy access to all rooms. On the right side of the apartment you will find the 2 bedrooms, the bigger one features a French Balcony.
On the left you enter the kitchen with a completely new, modern fully equipped fitted kitchen, which also offers a pull-out table to use this room as the central WG meeting place. The newly tiled daylight bathroom is equipped with a new bathtub and a new washing machine. Both rooms are already equipped with basic furniture.
The pictures are missing some furniture such as clothes rack (both rooms), wardrobe (hallway), carpet (kitchen) and a small table (large room). As I said in the introduction, the missing furniture will arrive soon.
