Stuckzimmer mit Dielen in 145m2 Altbau-WG mit Kindern - reserviert

Hallo Du,

Wir suchen einen kinderfreundlichen Menschen für unsere sehr geräumige Dreier-WG in Berlin-Moabit (Mitte, Nähe Berlin Hauptbahnhof) – StudentInnen oder ältere Menschen sind auch willkommen. Keine Hunde oder Katzen bitte. Leider auch keine Paare oder Familien.

Wir sind zwei getrennt erziehende und berufstätige Väter, die ihre Kinder im Wochenwechsel betreuen. Sie sind 5, 6 und 7 Jahre alt. Und zwei von uns fünfen sind Vegetarier. Insbesondere wenn die Kinder da sind, machen wir viel zusammen.

Die Wohnung ist top-saniert und hat
- 145m2 (es gibt herrlich viel geteilte Wohnfläche zusätzlich zum Angebot. Zimmer: 75m2)
- fünf Zimmer (inkl. großer Küche und gemeinsamem Wohnzimmer)
- zwei Bäder
- hohe Decken
- Stuck (falls Euch das wichtig ist)

Das Zimmer hat
- 16m2
- Stuck
- frisch überarbeitete Dielen
- Blick in den Innenhof

Es wird möbliert vermietet ab 1. Februar, mit schönen Möbeln aus Vollholz - Ihr könnt aber natürlich auch gern Eure eigenen Möbel nutzen. Auf dem Foto seht Ihr noch meine Sachen in dem Regal und auf dem Schrank. Die kommen noch raus. Einen schönen Schreibtisch stelle ich Euch bei Bedarf noch rein.

Der Mietpreis enthält alle Nebenkosten, Strom, die Untermietgebühr von 25 Euro, die ich an den Vermieter abführen muss. Die gemeinsamen Bereiche werden jede zweite Woche von einer Reinigungskraft geputzt (die Kosten teilen wir auf, ca. 20-30 Euro pro Person und Monat), dann ist der Streitpunkt aus der Welt. Des Weiteren kommen noch Internet und sowie GEZ-Gebühr dazu. Das ist unter dem Posten 'Sonstige Kosten'.

Wenn Ihr die Kinder ab und an von der Kita und Schule abholen oder beschäftigen könntet (wird nicht mehr als einmal die Woche sein), wären wir dankbar und könnten z.B. die Miete reduzieren.
Wenn die Kinder bei uns sind, schlafen sie in unseren Schlafzimmern. Sie spielen jedoch im Wohnzimmer und natürlich kann das auch mal lauter werden.

Da viele fragen: Die übliche Kaution von drei Monaten (netto, ca. 1.000 Euro) ist natürlich auch hier nötig.

Visits this week.

Hello,

We are looking for a child-friendly person for our three-person shared flat in Berlin-Moabit (Altbau, 3. OG). Registration is possible. Students or older people are welcome, too. No dogs or cats please. 1 person only, unfortunately.

We are two single fathers who are working almost full-time. We are taking care of our children up to 50 percent of the time. Our children are 5, 6 and 7 years old – two boys, one girl. They stay with their mothers for the rest of the time. And two of us five are vegetarian. And especially when the kids are around, we do quite some activities together.

The flat is top renovated and has
- 145m2 (there is a lot of shared space: about 75m2)
- five rooms (incl. large kitchen and shared living room)
- two bathrooms
- freshly reworked floorboards and parquet in all the rooms
- high ceilings
- stucco (if that is important to you)

Common areas, and if you wish for also your room, are cleaned on a bi-weekly basis (the charge for cleaning person not included).

The room has
- 16m2
- stucco
- View of the inner courtyard (quiet, but not very bright during winter)

It will be rented furnished, with nice furniture made of solid wood - but you are welcome to bring your own furniture, too. In the picture, you still see my stuff in the shelf - but this will go out before February.

We chose a reasonable price and could further reduce it, if you from time to time could pick up the children from day care and school (won't be more then once a week). Or you teach them dancing, football, playing an instrument, cooking or similar.

When the children are with us, they sleep in our rooms. However, they play in the living room, which can be a bit louder from time to time.

Rent includes all costs but for the cleaning person, which comes twice a month for 2.5 to 3 hours - mostly for the common areas. Then this possible conflict point is gone. These costs we share - 20 to 30 Euro per person and month. Make a deal with her/him for your private room, if you want. Also, internet and GEZ fee are not included in the price. But again, those costs are all in the 'misc' section here.

As many are asking: the usual deposit of three months also applies here.
