Die Nachbarschaft ist die Köllnische Heide, die den Fahrrad-/Joggingpfad Mauerweg (1 Gehminute), viel schönes Grün, Ruhe und frische Luft bietet. Da die Straße endet neben dem Gebäude, ist es frei von Verkehrslärm. Die Hochparterre-Wohnung hat Blick auf einen schönen, grünen Hof.

Es liegt in der Nähe der Buslinie M41 (3 Gehminuten), die den Korridor der Sonnenallee bis zum Hermannplatz und weiter durch Kreuzberg bis zum Potsdamer Platz und Hauptbahnhof zurücklegt. Die S-Bahn Köllnische Heide ist in 8 Minuten zu Fuß erreichbar.

The neighborhood is Köllnische Heide which offers the Mauerweg bike/jogging path (1 minute walk), lots of pleasant greenery, peace and quiet, and fresh air. Since the street ends next to the building, it is free from traffic noise. The ground-floor apartment overlooks a beautiful green courtyard.

It's located close to the M41 bus (3 minute walk) which covers the Sonnenallee corridor up to Hermannplatz and continues on through Kreuzberg to Potsdamer Platz and Hauptbahnhof. The Köllnische Heide S-Bahn is an 8-minute walk away.

Ich bin ein 52-jähriger Amerikaner. Ich lebe seit etwa 20 Jahren in Berlin. Ich bin Permakulturalist, begeisterter Radfahrer und aktiver Umweltschützer. Ich schätze die Ruhe, die die Wohnung bietet, und suche jemanden, der diese Ruhe ebenfalls schätzt und respektiert.

ANMELDUNG ERLAUBT. Als Langzeit-Expat kann ich Ihnen helfen, sich in den lokalen bürokratischen Prozessen zurechtzufinden, wie z.B. die Registrierung der Adresse als Wohnsitz, etc.

I´m subletting a furnished room in a fully-equipped 3-room apartment in Neukölln. The rental period is limited, currently to May 15, 2024, with some possibility of an extension.

I'm a 52 year old American expat. I've lived in Berlin for about 20 years. I am a permaculturalist, avid cyclist, and active environmentalist. I appreciate the peace and quiet that the apartment offers and am looking for someone who will also appreciate and respect that.

ANMELDUNG (REGISTRATION) PERMITTED. As a long-term expat, I can help you navigate local bureaucratic processes such as registering the address as your residence, etc.

Die Küche ist voll ausgestattet, einschließlich einer Waschmaschine. Das Badezimmer hat eine volle Badewanne mit Dusche. Warmwasser wird durch einen digitalen Durchlauferhitzer bereitgestellt. Die Heizung erfolgt über Heizkörper in jedem Zimmer. Es gibt auch einer abgesicherte Fahrradraum.

Alle Fenster in der gesamten Wohnung haben innen Plissee Jalousien und außen Rollladen. Das Layout entnehmen Sie bitte dem beigefügten Diagramm.

Die Monatsmiete von 500 € deckt alles ab, einschließlich 100-Mbit-Internet, alle Nebenkosten und den Rund­funk­beitrag. Für ein Pärchen würden sich die Kosten auf 650 € pro Monat belaufen.

The kitchen is fully equipped, including a clothes washer. The bathroom has a full tub with shower. Hot water is provided by a digital on-demand water heater. Heating is via radiators in each room. There is also a secured bike storage room.

All the windows in the entire flat have pleated blinds on the inside and full roll-down shutters on the outside. Please see the attached diagram for the layout.

The monthly charge of 500 € covers everything, including 100 Mbit Internet, all utilities, and the TV/Internet fee (Rund­funk­beitrag). For a couple the cost would be 650 € per month.
