Ich bin Axel. Ich suche jemanden für meine WG, da demnächst meine Mitbewohnerin mit Ihrem Freund zusammen zieht und ein Zimmer frei wird.
Das Zimmer wird unmöbiliert sein. Es hat 2 Fenster, ist super hell und hat einen neuen Parkettboden.
Im Hinterhof ist eine kleine Wiese mit Spielplatz und ner Tischtennisplatte.
Ansonsten hat die Wohnung neben deinem Zimmer noch 1 kleines und 1 großes Zimmer. Das kleine nutzen wir aktuell als Büro / Abstellraum und in dem anderen bin ich.
Die Wohnung wurde vor 2-3 Jahren komplett renoviert, hat man mir gesagt.
Die Küche und das Bad sind komplett eingerichtet und ausgestattet mit Spülmaschiene, Waschmaschiene etc.. Das kannst du natürlich alles voll mit nutzen.

I'm Axel. I'm looking for someone for my shared flat since my roommate will soon move in with her boyfriend and a room will become available.
The room will be unfurnished. It has 2 windows, is very bright, and has a new parquet floor.
In the backyard, there's a small lawn with a playground and a ping pong table.
Otherwise, the apartment has one small and one large room. The large one is my bedroom, and the small one is currently being used as an office/storage room.
The apartment was completely renovated 2-3 years ago, I was told. So there's a new kitchen with a dishwasher and what else you need.
Die Wohnung liegt in Süd-Pankow, also ist nicht weit weg vom Zentrum und hat super gute Anbindungen.
Zum Prenzlauer Berg sind es knapp 10 Minuten mit Fahrrad.
Die Gegend ist sehr ruhig und die Nachbarn super entspannt. Hatte noch nie Probleme.

The apartment is located in South Pankow, so it's not far from the center and has excellent connections. It's about 10 minutes to Prenzlauer Berg by bike. The area is very quiet and the neighbors are super relaxed. Never had any problems.
Ich bin beruflich Data Engineer und arbeite 95% der Zeit im Homeoffice. Also es müsste grundsätzlich cool für dich sein, das ich die meiste Zeit da bin.
Mir ist ein harmonisches Zusammenleben schon wichtig. Eine Zweck-WG ist daher nicht das was ich suche. Da ich sehr viel Zeit in der Wohnung verbringe, ist es mir sehr wichtig das ich mich immer und zu jeder Tageszeit wohl fühle. Das bedeutet aber auch das du dich wohl fühlen musst, ansonsten wäre das nicht möglich für mich :)
Offene Kommunikation ist daher nen großer Punkt.
Wir müssen auch definitiv nicht "best friends 4 ever" werden, aber einfach nur zufällig in der selben Wohnung rumlaufen fühle ich auch nicht.
Dem ein oder anderen gemeinschaftlichen abendlichen Lifestyle Getränk bin ich nicht abgeneigt ;)

I am a data engineer and work 95% of the time from home. So it should be cool for you in general that I'm there most of the time.
Harmonious coexistence is important to me. Therefore, a purpose-shared apartment is not what I'm looking for. Since I spend a lot of time in the apartment, it is very important to me that I always feel comfortable at any time of the day. But this also means that you have to feel comfortable, otherwise that would not be possible for me :D Open communication is therefore a big point.
We don't have to be "best friends 4 ever", but just walking around randomly in the same apartment doesn't feel right either.
I'm not opposed to the occasional evening life-style drink either ;)
In der Miete ist kostentechnisch alles eingerechnet für dich. Also es gibt keine weiteren variablen Kosten oder Abrechnungen oder so. Das inkludiert Strom, Internet, Rundfunkbeitrag etc..
Ich habe eine Haushaltshilfe, welche alle 2 Wochen vorbei kommt und die Gemeinschaftsräume reinigt. Das ist in der Miete bzw. den sonstigen Kosten nicht eingerechnet und würde ich auch nicht von dir verlangen das du das mitbezahlst. Ist einfach nen Luxus den ich mir dieses Jahr gegönnt habe und mich super happy macht. Also du kannst dich natürlich beteiligen aber ist wie gesagt keine Pflicht.

The rent is all-inclusive cost-wise for you. So, there are no additional variable expenses or bills or anything like that. This includes electricity, internet, broadcasting fee, etc. I have a housekeeper who comes by every 2 weeks to clean the common areas. This is not included in the rent or any other costs, and I would not ask you to contribute to this expense. It's just a luxury that I've allowed myself this year, and it makes me very happy. Of course, you can choose to contribute, but as I said, it's not mandatory.
