Die Wohnung ist voll ausgestattet mit allem drum und dran. Heißt: eine Spülmaschine und ein Waschmachine und Trockner (in einem) sind vorhanden. Eine Mikrowelle, ein Wasserkochen, eine Kaffeemaschine und ein Staubsauger ebenso.
Es handelt sich um ein Zimmer in einer Frauen-WG.
Das Zimmer hat einen rechteckigen Grundriss und bietet ausreichend Platz für einen Schreibtisch, einen Kleiderschrank, ein Spiegel und ein Bett mit Lattenrost und Matratze (160x200), welches schon vorhanden ist. Du brauchst lediglich nur deine Bettwäsche und kannst im Prinzip einfach deinen Koffer packen und dich hier einleben. Du musst dich um nichts kümmern. Es ist schön ruhig und du kannst ungestört arbeiten oder lernen. Auch kannst du Lärm machen, dich wird niemand hören. Wenn es wärmer wird, kannst du im 5qm² Balkon entspannen oder/und lernen. Wenn der Baum vor dem Balkon im Frühling aufblüht, lässt dich dieser richtig wohl fühlen. Ich liebe den Balkon und kann den echt empfehlen.
Ebenso gehört ein Kellerabteil zur Wohnung, zum Abstellen von Sachen und vor der Haustür ist eine schöne Wiese, auf dem du liegen kannst. Auch hat das Haus einen Aufzug.
Außerdem gehört ein riesen Parkplatz zum Haus, an dem du einen Parkplatz erhalten kannst.

The apartment is fully equipped with all the trimmings. Means: a dishwasher and a washer and dryer (in one) are available. A microwave, a kettle, a coffee maker and a vacuum cleaner as well.
It is a room in a women's shared apartment.
The room has a rectangular floor plan and has enough space for a desk, a closet, a mirror and a bed with slatted frame and mattress (160x200), which is already available. You only need your bedding and can basically just pack your suitcase and settle in here. You don't have to worry about anything. It is nice and quiet and you can work or study undisturbed. You can also make noise, no one will hear you. When it gets warmer, you can relax or/and study in the 5sqm balcony. When the tree in front of the balcony blossoms in spring, it makes you feel really comfortable. I love the balcony and can really recommend it.
Likewise, a basement compartment belongs to the apartment, to store things and in front of the front door is a beautiful meadow on which you can lie. The house also has an elevator.
In addition, a huge parking lot belongs to the house, where you can get a parking space.
Die Wohnung ist im wunderschönen Wilmersdorf. Das ist mitten im Zentrum und in 5 Fußminuten bist du schon am Ku´damm. Du hast hier echt alles, was dein Gemüt braucht. :) Direkt um die Ecke ist ein kleiner Laden, bei dem du Lebensmittel kaufen kannst. Ansonsten ist der Aldi, Netto, Rewe auch nicht sonderlich weit weg und einen DM hast du auch in der nähe. Zudem viele Apotheken und Restaurants
Die Lage ist absolut top. Schön ruhig, sauber und gehoben. Besser geht es nicht. Nicht so hektisch und trotzdem kommst du überall hin. Der Berliner Hauptbahnhof ist mit dem ÖPNV in 15 min zu erreichen und die Unis sind auch ganz in der Nähe. Die Straße weiter oben befindet sich die U-Bahn Haltestelle "Spichernstraße" und von dort kommst du überall hin.
Wie oben erläuert, einkaufen kannst du beim kleinen Edeka um die Ecke oder wenn du ein Stück läufst, kommst du zum Aldi, Netto oder zum REWE. Ansonsten findest du alles in der Umgebung.
Ebenso sind verschiedene Cafes und Restaurants in dem Viertel. Auf jedenfall ein schöner und lebendiger Platz zum wohnen und du bist rundum versorgt in dieser Straße.

The apartment is in the beautiful Wilmersdorf. This is right in the center and in 5 minutes on foot you are already at the Ku'damm. The location is absolutely top. Nice and quiet, clean and upscale. It could not be better. Not so hectic and yet you can get everywhere. Berlin's main train station can be reached by public transport in 15 min and the universities are also very close. Up the street is the subway stop "Spichernstraße" and from there you can get everywhere.
As explained above, you can shop at the small Edeka around the corner or if you walk a bit, you can get to Aldi, Netto or REWE. Otherwise you can find everything in the surrounding area.
There are also several cafes and restaurants in the area. In any case, a nice and lively place to live and you are all around cared for in this street.
Das WG-Leben ist super entspannt. Kristin und Alex, deine zukünftigen Mitbewohnerinnen, sind beide 25 und leben hier seit letzten Sommer/Herbst. :) Kristin arbeitet als Köchin beim Hotel Adlon und Alex studiert im Master Psychologie.
Beide sind liebenswerte und entspannte junge Frauen, welches sie auch von der zukünftigen Mitbewohnerin wünschen.
Sie sind offen für gemeinsame Aktivitäten oder auch mal für tiefgründige Gespräche in der Küche oder im Flur.
Kommunikation ist super wichtig und Probleme sollten offen angesprochen werden können, um ein friedliches Miteinander zu haben.
Dieses Angebot richtet sich nur an Frauen.

Shared apartment life is super relaxed. Kristin and Alex, your future roommates, are both 25 and have been living here since last summer/fall. :) Kristin works as a cook at the Hotel Adlon and Alex is studying psychology in her master's program.
Both are lovely and relaxed young women, which they also want from the future roommate.
They are open for common activities or sometimes for deep conversations in the kitchen or in the hallway.
Communication is super important and problems should be able to be addressed openly to have a peaceful coexistence.

Die Wohnung ist ideal und frisch renoviert. Wir sind die ersten Mieter nach der Renovierung. Ich bin erst im September 2022 eingezogen und hab alles neu eingerichtet. Leider muss ich aus gesundheitlichen Gründen wieder in die Heimat zurück. Deswegen nehme ich Abschlag (VB) für die Möbel und Küchenutensilien,die ich neu gekauft habe.
Nebenkosten sind pauschal und du wirst keine Zusatzkosten erhalten. Ebenso ist das Internet schon in den Nebenkosten einberechnet. Dafür musst du dich also auch nicht kümmern. Im Internet-Packet ist Kabel-TV und eine Vodafone-Mediathek mit dabei, falls du Fernsehen schauen willst.
Ich bin super traurig, dass ich jetzt weiterziehen muss, aber leider geht das nicht anders.
Ich bin schon ausgezogen und die WG wäre sofort verfügbar.
Bis Ende Februar 2023 würde der Vertrag unter einem Untermietvertrag laufen und danach würdest du direkt einen Vertrag mit dem Vermieter machen.

The apartment is ideal and freshly renovated. We are the first tenants after the renovation. I just moved in September 2022 and have everything newly furnished. Unfortunately, I have to go back home for health reasons. Therefore, I take a discount for the furniture and kitchen utensils that I bought new.
Utilities are all-inclusive and you won't get any extra charges. Also, the internet is already included in the utilities. So you don't have to worry about that either. The internet package includes cable TV and a Vodafone media library if you want to watch TV.
I'm super sad that I have to move on now, but unfortunately there's no other way.
I have already moved out and the WG would be available immediately.
It would be under a sublease until the end of February 2023 and then you would make a contract directly with the landlord.
