Hallöchen. Wenn du gerne im Grünen und zugleich nicht allzu weit weg von der Uni wohnen und leben möchtest, bist du hier richtig.
Wir, das sind Paul und ich, beide Doktoranden an der Uni Bielefeld (Public Health und Mathematical Economics), wohnen in unmittelbarer Nähe des Freibades in Dornberg im Erdgeschoss eines größeren Einfamilienhauses direkt im Grünen. Die Wohnung hat eine Küche mit neuem Kühlschrank, Spülmaschine, Ofen, Herd und einer Mikrowelle. Ferner gibt es eine große Terrasse mit Platz zur gemeinschaftlichen Gartengestaltung, zum Sonnen und Grillen, sowie ein Innenbad mit zwei Waschbecken, einer Badewanne und Dusche. Darüberhinaus gibt es unsere drei jeweils 17m^2 großen Zimmer, zwei in Richtung Terrasse, wovon eines davon für dich ist ;). Im Keller gibt es für die WG eine Waschmaschine und die Möglichkeit, seine Wäsche aufzuhängen. Das Bett sowie einen Schreibtisch können wir dir gerne zur Benutzung überlassen. Der Einzugstermin ab August kann flexibel mit uns zu vereinbart werden.
Die angegebene Nebenkostenvorauszahlung basiert auf den Werten von 2021. Wir warten noch auf die Nebenkostenabrechnung (vsl. Juli/August), um aufgrund der allgemeinen Preiserhöhung die Abschlagszahlung ggfs. anpassen zu können.

Hello there. If you are looking for a flat in close vicinity to nature and the University, you've come to the right place.
We, Paul and I, both doctoral students at the University (public health and mathematical economics) are living near the public open air bath in Dornberg in a flat on ground level of a big one-family house. The flat has a kitchen with a new fridge, dish washer, microwave as well as an oven and a stove. We have our own terrace with some space for gardening, barbecue and enjoying the sun. The bathroom has a bath tube, a shower, two basins but no windows. One of the two 17 square meter rooms with access to the terrace would be for you ;) In the basement there is a washing machine for us and the possibility to dry the laundry. We are willing to let you use the bed and a desk for the time that you stay here. We can discuss a date for moving in anywhere after September 1st.
The mentioned heating advance payment is the average from 2021. We are still pending the bill from 2022 to take adjustments, if neccessary.
Deine neue Wohnung liegt am Rande des Stadtteils Großdornbergs in einer kleinen Sackgasse mit nur zwei Häusern, in unmittelbarer Nähe zum dortigen Freibad, umgeben von Feldern und unweit des Teutoburger Waldes - ein Paradies für ausgedehnte Spaziergänge oder zum Joggen. In Richtung Stadt liegt der Dornberger Auenpark mit der Endhaltestelle "Lohmannshof" der Stadtbahnlinie 4, die fußläufig in 12 Minuten erreichbar ist. Von dort aus kommst du innerhalb von 10 Minuten in die Innenstadt. Die Bushaltestelle BI-Großdornberg Freibad ist direkt um die Ecke und in 2 Minuten von der Wohnung aus erreichbar. Von dort aus kommt man sowohl in die Stadt als auch bequem nach Werther, Halle oder Borgholzhausen. Zur Universität sind es ca. 8 Minuten mit dem Fahrrad, etwas länger dauert es mit Bus/Bahn oder zu Fuß. In der Nähe findest du zwei Combis (Bielefelder Supermarkt, 20 Minuten Fußweg). Eine Apotheke und Poststelle ist ebenfalls am Lohmannshof zu finden.

Your new flat lies at the outskirts of Bielefeld Großdornberg, near the Teutoburger forest, surrounded by fields, farms and next to an open air bath - a paradise for taking long walks outside, jogging or a quick swim. In the direction of the city you'll find a park with the tram station "Lohmannshof" just 12 minutes away by foot. From there, the tram line 4 takes you into the heart of Bielefeld within 10 minutes. There also is a bus station just 2 minutes away from the flat. By bike you reach the University within 8 minutes. If you prefer to walk or take the tram/bus it takes a couple of minutes more. In the vicinity there are two supermarkets, calles Combi (20 minutes walk). A pharmacy and a mail office can be found at the Lohmannshof.
Uns beiden ist ein freundlicher, respektvoller Umgang miteinander und der Wohnung wichtig. Dazu gehört regelmäßiges Lüften und Putzen. Wir freuen uns sehr über gemeinsame Aktivitäten wie etwa Spieleabende oder gemeinsam etwas zu kochen. Wir sind beide keine Nachteulen und müssen morgens eher früh raus und fänden es schön, wenn du abends ebenfalls nicht zu laut bist. Ein wichtiger Punkt für dein Wohlbefinden kann sein, dass wir relativ regelmäßig am Wochenende außer Haus sind. Paul verbringt etwa drei-vier Tage unter der Woche hier, ist ansonsten aber bei seiner Freundin. Gerrit ist meist am Wochenende außer Haus. Nichtsdestotrotz liegt uns beiden am Herzen, in der WG ein Miteinander und kein Nebeneinander zu leben. Wenn jemand Ruhe und Zeit für sich braucht, ist dies gegenseitig zu respektieren, solltest du aber lieber nichts von deinen Mitmenschen wissen wollen, bist du in unserer WG falsch.

We appreciate a friendly and respectful environment both with its tenants and the flat itself. Regular ventilation of the rooms is crucial and a clean flat our aim. We like to spend some time cooking together or playing board games from time to time. Both of us go to bed rather early, thus it would be great not be be too noisy in the night. An important note that might affect your social well-being is that Paul and I spent a fair amount of the weekend outside of the house. Paul plans to stay in our flat about three-four days a week while Gerrit is seldomely there on weekends. Nevertheless we care about a friendly open atmosphere and don't want to end up in a state of mere co-existence. If someone needs their space this is to be respected. Should you however not be interested in any contact with your housemates you won't be suited for our WG.
Zu betonen ist das ausdrückliche Verbot zum Rauchen, im und um das gesamte Haus herum.
