Die Wohnung besteht aus 2 WG-Zimmern, Küche und Badezimmer und ist insgesamt ca. 44 qm groß. Aufgrund der Lage im Dachgeschoss ist das Zimmer sehr schön hell. Es ist nach hinten ausgerichtet und besonders ruhig.
Die Küche ist mit einem Elektroherd ausgestattet, Anfang Mai wird zusätzlich eine Waschmaschine angeschafft.
Im Bad befinden sich Dusche und Toilette. Die Wohnung wird von einer modernen Gasetagenheizung beheizt und mit Warmwasser versorgt.
Fahrräder können im Keller in einem Gemeinschaftsraum untergebracht werden und für private Dinge steht ein abgeschlossener Kellerraum zur Verfügung.
Die Miete für das Zimmer beträgt 240 € inklusive Pauschale für die Nutzung von Küche und Waschmaschine, Wasserversorgung, Müllentsorgung, usw. Die Nebenkosten für Heizung, Warmwasser, Strom und Internet belaufen sich auf ca. 60 € pro Person bei 2 Personen.

The flat contains 2 rooms, a kitchen and a restroom and has a total size of approximately 44 sqm. Due to the location in the top floor, the room is nicely bright. It is oriented to the housings back side and thus particularly quiet.
The kitchen is equipped with an electric stove, at the beginning of Mai an additional washing machine is purchased.
In the restroom there is shower and toilet. The flat is heated by a modern gas-fired heating system, which provides hot water as well.
Bicycles can be stored in a shared space and for private items a locked basement storage room is available.
The lease for the room is 240 € including the usage of kitchen, washing machine, water, garbage collection, etc. Running costs for heating, hot water, electricity and internet connection are approx. 60 € per person at 2 persons in this shared flat.

Die Wohnung liegt in einer ruhigen Seitenstraße und dennoch sehr zentral. In der unmittelbaren Nachbarschaft befinden sich diverse Kioske, Lebensmittelgeschäfte und Imbissläden.
Die Haltestelle Falkenstraße ist praktisch direkt vor der Haustür, die andere Haltestelle Am Wall nur wenige Meter um die Ecke entfernt. Somit fahren die Linien 1, 5, 10, 20, 26, 27, 63 in der unmittelbaren Umgebung.
Die Innenstadt ist per Bahn oder Bus in 5-7 Minuten zu erreichen, der Bahnhof in ungefähr 3 Minuten (zu Fuß ca. 6 Min).

The flat is situated in a calm back road but yet very centrally located. In the close neighborhood there are different kiosk, grocer's shops and food stalls.
The public transportation stop "Falkenstraße" is basically next door, the other stop "Am Wall" is close around. This means train and bus lines 1, 5, 10, 20, 26, 27, 63 are easily accessible.
The city can be reached by train or bus in 5-7 minutes and the main station in approx. 3 minutes (6 minutes by foot).
