31m2 Zimmer in 2er WG - Griesheim (Darmstadt)

Das WG-Haus befindet sich in Griesheim nahe Darmstadt.
In Griesheim liegt das Haus in einem Wohngebiet, in einer ruhigen Seitenstraße.
Mit dem Auto gelangt man innerhalb kürzester Zeit zu den Autobahnen A5 und A67, von beiden Autobahnen bemerkt man nichts in der WG.
Zur Straßenbahnstation Sankt Stephan oder Kantstraße sind es ungefähr 7 bis 9 Minuten zu Fuß.
Von dort aus gelangt man mit der Linie 9 und 4 im 7 bis 15 Minuten Takt sehr schnell nach Darmstadt, zum Hauptbahnhof und zur TU.
Als Fahrradfahrer erreicht man Darmstadt ungefähr genau so schnell, wie mit der Straßenbahn.
Ungefähr 1 km entfernt ist ein großes REWE Center und ein ALDI Süd, ungefähr 300 m entfernt ist ein Bäcker und ca. 150 m entfernt eine Pizzeria.
Außerdem befinden sich in Griesheim noch Lidl, Netto, Penny, dm, ein weiterer Aldi und Rewe, sowie viele verschiedene Ärzte, Apotheken und andere Läden. Insofern ist vieles vorhanden!

Wie du sicherlich bereits gelesen hast, teilst du die WG nur mit mir.
Deswegen kurz zu mir: ich bin 28 Jahre alt, bin angestellt als Wissenschaftlicher Mitarbeiter der Chemie an der TU Darmstadt und mache zusätzlich meine Promotion.
D.h. ich bin irgendwas zwischen Student und Arbeiter. Deswegen bin ich dann teilweise für bis zu 17 Stunden an der TU, arbeite aber auch in Heimarbeit / HomeOffice.
Ansonsten backe und koche ich, lese viel, schaue Filme, fahr Fahrrad und spiele Computer spiele. Ich denke nähere Details wären etwas für ein Gespräch, wenn du dich für das Zimmer interessierst.

Für unsere WG haben wir einen Putzplan. An sich regelt jede WG selbst das Putzen, aber wir entschieden uns für einen Putzplan. Der ist aber liberal gestaltet und wird auch von Zeit zu Zeit auch angepasst. Der Putzplan soll einfach Streitigkeiten verhindern, wer was wann gemacht hat, dass es gerecht aufgeteilt ist, man dem anderen nicht deswegen hinter her rennen muss und letztendlich dass man eine Wohnung hat, in der man sich wohl fühlt.

Die 2er-WG ist in einem Haus mit einer weiteren 4er-WG, mit der man nur die Waschmaschinen, Trockenraum und Fahrradschuppen teilt. Eigentlich gebe es keinen wichtigen Grund, einen Kontakt mit der anderen WG zu haben, aber da alle in dem Haus sehr entspannte und äußerst angenehme Zeitgenossen sind, hat man sehr gerne einen Kontakt zu ihnen.

In der WG sind vom Vermieter aus keine Haustiere gestattet, sowie das Rauchen innerhalb des Gebäudes aber auf deiner Terasse könntest du problemlos rauchen ;)

This room is available because my flatmate Maxim is moving out and we are looking for a new tenant for our 2-person flat-share. I (Thomas) would remain.

Your room is about 31m2 and is divided into two rooms that are about the same size. In addition, you have your own terrace of about 8m2.
Your windows face east (the street is on the west side, so it's even quieter) and the room is on the ground floor/high ground floor.
In addition, you have your own cloakroom in front of your room door and you have direct access to the staircase.
The room belongs to the shared flat for 2 people in the house, so you would only have to share the bathroom, kitchen and common room with me.

The rent of €460 already includes rent and utilities (electricity, heating, water, internet).
The exact breakdown of costs would have to be discussed with the landlord.

Maxim can take over the sofa, screen, living wall and beamer for a fee if desired. More details would have to be discussed with Maxim.
Apart from that, there is enough storage space in the kitchen. There is a fridge and freezer, which we both share. There are two washbasins in the bathroom, so one for each of us.

The shared house is located in Griesheim near Darmstadt.
The house is located in a residential area in a quiet side street in Griesheim.
By car, you can reach the A5 and A67 motorways within a very short time; you won't notice anything of either motorway in the WG.
It takes about 7 to 9 minutes to walk to the tram station Sankt Stephan or Kantstraße.
From there, you can get to Darmstadt, the main train station and the TU very quickly with the 9 and 4 lines, which run every 7 to 15 minutes.
As a cyclist, you can reach Darmstadt about as quickly as by tram.
About 1 km away is a large REWE centre and an ALDI Süd supermarket, about 300 m away is a bakery and about 150 m away is a pizzeria.
In addition, there are Lidl, Netto, Penny, dm, another Aldi and Rewe in Griesheim, as well as many different doctors, pharmacies and other shops. In this respect, there is a lot available!

As you have probably already read, you only share the flat with me.
So let me tell you a bit about me: I'm 28 years old, I'm employed as a research assistant in chemistry at the TU Darmstadt and I'm also doing my PhD.
That means I'm something between a student and a worker. That's why I'm sometimes at the TU for up to 17 hours, but also work from home / home office. Otherwise I bake and cook, read a lot, watch films, ride my bike and play computer games. I think more details would be something for a conversation if you are interested in the room.

We have a cleaning plan for our shared flat. In general, each flat-sharing community is responsible for cleaning, but we decided on a cleaning schedule. However, it is designed in a liberal way and is also adjusted from time to time. The cleaning schedule is simply meant to prevent disputes about who did what and when, so that it's divided up fairly, you don't have to chase after the other person for it, and ultimately so that you have a flat you feel comfortable in.

The shared flat for 2 people is in a house with another shared flat for 4 people, with whom they only share the washing machines, drying room and bicycle shed. Actually, there is no important reason to have contact with the other flat-sharing community, but since everyone in the house is very relaxed and extremely pleasant, it is very nice to have contact with them.

The landlord does not allow pets in the flat-share, nor smoking inside the building, but you could smoke on your terrace without any problem ;)
