ab dem 01.09.2023 suchen wir eine:n Nachmieter:in für unsere großflächige 4er WG (und nein, wir sind keine Verbindung). Wir sind eine gesellige WG in einem großen Haus in ruhiger Wohngegend.
Das Haus ist ein dreistöckiges Reihenhaus, in dem sich im 1. Stock unsere getrennten Schlafzimmer befinden. Dein (zukünftiges?) Zimmer hat 14,92 qm, ist annähernd quadratisch (abgesehen von einer Ecke) und hat eine große Fensterfront zur Nordseite, wodurch es im Sommer angenehm kühl bleibt. Der Baum vor dem Fenster sorgt zugleich für einen erholsamen Ausblick. Die Warmmiete beträgt aktuell 509,62€.
Im Erdgeschoss und im Dachgeschoss sind unsere Gemeinschaftsräume für die allgemeine Mitbenutzung: eine gut ausgestattete Küche, Wohnzimmer und Essbereich, gemeinsames Arbeitszimmer. Und auch im Bad gibt es morgens selten Stau, da wir 2 Bäder und 1 Gäste-WC haben. Zusätzlich haben wir einen Keller, in dem wir unseren Sportraum, Lagerraum und Wäscheräume haben. Mit zum Haus gehört auch eine Garage (als Fahrradparkplatz) und ein kleiner Garten mit Terrasse, für dessen Pflege wir zuständig sind. Der Zeitaufwand hierfür hält sich jedoch in Grenzen. Ein Highlight ist der kleine Balkon auf dem Dach.
Unsere WG ist bereits hervorragend ausgestattet. In der Küche haben wir eine Spülmaschine, einen großen Kühl- und Gefrierschrank, Backofen und Mikrowelle, ein Ceran Kochfeld, Wasserkocher, etc. Im Wohnzimmer haben wir ein großes Sofa und einen Fernseher, im Keller steht unsere Waschmaschine und es sind bereits einige Sportgeräte vorhanden. Das Arbeitszimmer hat eine Klimaanlage (im Sommer extrem gut) und auch hier gibt es ein kleines Sofa für den gesunden Büroschlaf zwischendurch.

## UPDATE: our landlords decided to limit the next rent until September 30th. ##
From 01.09.2023 we are looking for a new tenant for our large 4-person shared apartment (and no, we’re not a fraternity). We are a sociable WG in a large house in a quiet residential area.
The house is a three-story row house, where our separate bedrooms are located on the 2nd floor. Your (future?) room has 14,92 sqm, is almost square (except for one corner) and has a large window front to the north side, which keeps it pleasantly cool in summer. The tree in front of the window also provides a relaxing view. The warm rent is currently 509,62€.
On the first floor and in the attic are our common rooms for general sharing: a well-equipped kitchen, living room and dining area, common study. And also in the bathroom there is rarely congestion in the morning, because we have 2 bathrooms and 1 guest toilet. In addition, we have a basement where we have our sports room, storage room and laundry rooms. To the house belongs also a garage (as bicycle parking) and a small garden with terrace, for whose care we are responsible. However, the time required for this is kept within limits. A highlight is the small balcony on the roof.
Our WG is already excellently equipped. In the kitchen we have a dishwasher, a large refrigerator and freezer, oven and microwave, a ceramic hob, kettle, etc.. In the living room we have a large sofa and a TV, in the basement is our washing machine and there are already some sports equipment. The study has air conditioning (extremely good in the summer) and there is also a small sofa for a healthy office nap in between.
Die Lage ist bestens: Bus, Supermarkt, Bäcker, Apotheke und Metzger sind fußläufig in 1 Min zu erreichen. Mit dem Fahrrad oder der Bahn ist man innerhalb von 20 Min am Luisenplatz und mit der in 5 Minuten erreichbaren S-Bahn in 10 Min am Darmstädter Hauptbahnhof oder innerhalb von 45 Min am Frankfurter Bahnhof. Zudem fährt die S-Bahn halbstündlich und auch die ganze Nacht stündlich.
Dabei ist Wixhausen umgeben von Wald und Feldern, was zu sportlichen Aktivitäten und auch kleinen Spaziergängen zwischendurch einlädt.

The location is excellent: bus, supermarket, bakery, pharmacy and butcher are within walking distance in 1 min. By bike or train you can reach Luisenplatz within 20 minutes and with the S-Bahn (suburban train), which is only 5 minutes away, you can reach Darmstadt's main train station in 10 minutes or Frankfurt's train station within 45 minutes. In addition, the S-Bahn runs every half hour and hourly throughout the night.
Wixhausen is surrounded by woods and fields, which invites to sports activities and also small walks in between.
Aktuell wohnen Merthe, Felix, Luca und Janik in der WG, wobei Janik uns jetzt für ein Auslandssemester verlässt. Merthe arbeitet in der Pharmazie, Felix in der IT und Luca studiert IT-Security und ist für ein Praktikum in Darmstadt (da er aus Italien kommt, ist unsere WG-Sprache Englisch). Trotz unserer unterschiedlichen Tätigkeiten ist es uns wichtig, gemeinsame Aktivitäten zu unternehmen und z.B. beim gemeinsamen Kochen oder Kuchen essen über das Leben zu quatschen.
Auch unser Sportkeller bleibt nicht ungenutzt und wir besitzen einen Grundstock an Karten- und Gesellschaftsspielen, welche gern in Kombination mit dem ein oder anderen Bier oder Schnaps genutzt werden.
Damit ein Haus dieser Größe auch sauber bleibt, gibt es einen Putzplan, an den wir uns halten. Die WG-Größe erlaubt es jedoch, dass man nur alle 2 Wochen einen Putzdienst leisten muss.

Currently, Merthe, Felix, Luca and Janik live in the shared flat, with Janik now leaving us for a semester abroad. Merthe works in pharmacy, Felix in IT and Luca studies IT security and is in Darmstadt for an internship (because he’s from Italy, our common language is English). Despite our different jobs, it is important for us to do activities together and chat about life while cooking or eating cake together, for example.
Also our sports cellar is not unused and we have a basic stock of card and board games, which are gladly used in combination with one or the other beer or schnapps.
In order to keep a house of this size clean, we have a cleaning schedule that we stick to. However, the WG size allows for cleaning duty only every 2 weeks.

Zusätzlich zu den 384 € Kaltmiete bezahlen wir 126 € für Strom, Gas, Wasser und Rundfunkbeitrag, womit die komplette Warmmiete 510 € im Monat beträgt. Das Internet ist bereits Teil der Kaltmiete.
Bei Bedarf können einzelne Möbel übernommen werden. Dazu gehören das Bett (inkl. Lattenrost und Matratze, 70€), das graue Sofa im Arbeitszimmer (150€) sowie der Wasserkocher (30€). Ihr könnt euch überlegen, die Kosten für die gemeinsam genutzten Geräte auch auf alle umzulegen.
Und da diese Frage häufiger kommt: Nein, eine längere Miete ist nicht möglich, da das Haus ab Oktober renoviert wird.

In addition to the 384 € cold rent, we pay 126 € for electricity, gas, water and broadcasting fees, making the complete warm rent 510 € per month. The internet is already part of the cold rent.
If needed, you can buy some furniture. This includes the bed (incl. slatted frame and mattress, 70€), the gray sofa in the study room (150€) and the kettle (30€). You can consider to allocate the costs for the shared appliances to all of them as well.
And since this question arises frequently: No, a longer rent is not possible, because the house will be renovated from October.
