Guten Tag,
ich biete hier ein WG Zimmer im 1. Stock in einer 3er WG in Derendorf an. Das Gebäude liegt in zweiter Reihe und daher ist es sehr ruhig gelegen.
Meine derzeitige Miete mit allen Kosten (Kaltmiete + Betriebskosten + Stromkosten + Internetkosten + GEZ) liegen bei ca 680 Euro. Daran kann man sich also etwas orientieren.
Es handelt sich um eine internationale WG, bestehend aus einer Spanierin und einem Inder in ihren 30er, beide arbeiten im Digital Marketing.
Das Zimmer ist ca. 25m² groß, besitzt auf 2 Seiten Fensterfronten. Dadurch ist es sehr hell. Nachts hat man einen wunderbaren Ausblick nach draußen, da keine Gebäude die Sicht versperren.
Die Wohnung hat eine Gesamtgröße von 119m². Das Wohnzimmer und die Küche haben also auch eine angenehme Größe. Die Küche und das Badezimmer sind komplett eingerichtet.
WICHTIG:
Das Zimmer wird ohne Möbel/Dekorationen etc. und besenrein übergeben !
ANFORDERUNGEN:
- mind. 28 Jahre alt
- berufstätig
- kann Englisch sprechen
Der Vermieter verlangt folgende Unterlagen:
eine kurze schriftliche Erklärung zu den Familienverhältnissen (Partner, Eltern etc.)
eine Mieter Selbstauskunft (gemäß Anlage s.o.) wird zugesendet
nebst Verdienstbescheinigung (Gehaltsnachweis 3 Monate)
Personalausweiskopien oder Pass (Kopie beider Seiten)
eine aktuelle Bonitätsauskunft (SCHUFA (solicitar ahora) o.ä.) sowie
die gemeinsame Zustimmung zum spezifizierten Änderungs-Dokument des bestehenden Mietvertrages (wie bisher schon - Vorlage folgt dann entsprechend)
Ich suche einen Nachmieter ab Juni 2023 oder Juli 2023.

I offer here a WG room on the 1st floor in a 3-person shared apartment in Derendorf. The building is located in the second row and therefore it is very quiet.
My current rent with all costs (cold rent + operating costs + electricity costs + Internet costs + GEZ) are about 680 euros. So you can orientate yourself a little bit on that.
The WG is an international apartment with a spanish woman and an indian guy in their 30s, working in Digital Marketing.
The room is about 25m², has windows on 2 sides. Therefore it is very bright. At night you have a wonderful view to the outside, because no buildings block the view.
The apartment has a total size of 119m². So the living room and kitchen also have a pleasant size. The kitchen and bathroom are fully equipped.
IMPORTANT:
The room is handed over without furniture/decorations etc. and broom clean !
REQUIERMENTS:
- at least 28 years old
- working
- can speak English
The landlord requires the following documents:
a short written statement about family circumstances (partner, parents etc.)
a tenant self-disclosure (according to the attachment above) will be sent
together with a certificate of earnings (proof of salary for 3 months)
copies of identity card or passport (copy of both sides)
a current credit report (SCHUFA (solicitar ahora) or similar) as well as
the common agreement to the specified change document of the existing lease (as before already - template follows then accordingly)

Düsseldorf Derendorf, gegenüber vom Derendorfer Forum, in der Nähe von der Hochschule Düsseldorf, Straßenbahnstation "Alter Schlachthof" "Merziger Straße" mit den Linien 704 und 834
Es wird auf Sauberkeit und Ordnung wert gelegt. Gemeinsames Kochen oder gemeinsame Abende sind wünschenswert, aber keine Pflicht.
